Yes, the property is already available. Since it is somewhat hidden, there is no development plan. That means we could have free rein from this side.

Hello, I can only agree with my predecessors. The money spent on the architect is well invested. Standard catalog designs can never fulfill all wishes. Especially not own designs, if you are not a professional. Regards!

If you own the property, you fortunately have all options. Therefore, write down your own wishes, find architects whose references match, check the collaboration, conclude a step-by-step contract, etc., and keep us updated. And also read all design discussions in order to be able to evaluate designs.

If there is no development plan, it does not mean that you can build however you want! Then §34A Building Code applies. In other words: you are allowed to build like your neighbors. If E+D has been built there, you certainly cannot build 2 full floors. If only gable roofs are present, your city villa will also fail - it always depends on the decision of the committee. If your property is hidden and located outside (Außenbereich), it could be problematic anyway. Have you spoken with the responsible authority about what they could envision?
