Something positive for a change
What I like about the hallway is that it’s not too big, yet still spacious. On the right-hand wall of the plan, you can fit a nicely sized built-in wardrobe that will hold lots and lots of bags and shoes [emoji151]
Also, I can well imagine the large kitchen, but only with an extra TV
I also like the upstairs living corridor (we have that too )
Without measurements, I also like the access from the dressing room to the bedroom, but unfortunately that doesn’t quite fit.
The bathroom isn’t my style, too much empty space, I don’t find the corners of the other rooms problematic. What I find really terribly old-fashioned (also in the Swedish house) is this bay window on the north side. The way to the washing machine would be way too far and winding for me.
As an owner, I wouldn’t want this staircase to the garden, and as a tenant, I wouldn’t want that staircase to be used.
18 meters in width really isn’t much, but I also wouldn’t put a square villa on an elongated plot. I can’t imagine that this idea would be put on paper by a freelance architect.
The design looks like fulfilling the wish for a square/a villa by a planner working for a volume home builder who must not alienate customers with more advantageous designs. The granny flat is supposed to enable the second KfW loan That’s legitimate!
The upper floor has potential to be loosened up. However, I’ll take the wind out of your sails regarding the two living levels: where do you get the mop? Where is the laundry done? Where do you store cases of drinks? For that you have a huge barrier to the garden, so yet another staircase, but I don’t want to repeat myself.
Regarding the granny flat: there’s no space for a washing machine, drying laundry, vacuum cleaner and cleaning supplies. You could make the bathroom smaller and carve out a small chamber there, but that doesn’t make the open plan room more easily furnished: I stick to it, kitchen where the bathroom is, bathroom next to the bedroom and smaller... Visual protection from the bedroom to the external staircase.
Did I already say that an elongated house would probably fit much better there? Also, you would have more space on the side for stairs, exits, and so on.

The old-fashioned bay window was my idea. I think it’s so beautiful *confess The large master bathroom is a compromise with my husband.
There will be a laundry chute from the upper floor next to the washing machine in the basement. Next to the washing machine there will be drying racks.
Do you see the red line on the balcony in the ground floor plan? That’s the building line, and we’re already slightly over it. The planners always planned narrower houses, but then the living room, dining room, and kitchen would not have fit in a row (all facing south!!!)
Regarding the cases of drinks: I’m currently discussing that passionately with my husband.
I take your point about the granny flat. Let’s see what becomes of it. But a washing machine and dryer will easily fit in the bathroom.
