And a little tip from me - plan a good, solid fence to the playground. Not because of noise or curious people - but because of trash. Next to our house is a small playground, which we initially thought was great with two small children. We constantly collect trash - and one or another ball - from our garden. Occasionally even a full diaper. We even managed to get the parks department to remove the bushes bordering our property, as they were often used as a toilet. And yes, there is a trash can there, but people are strange. I would even tend to place the garage on the playground side if the property can be accessed from below.

It's fine if I note down the ideas. That already makes 3 people suggesting the proposal. In my opinion, the house should even work with 12.5 * 8m.

a plot of land next to the playground is a deal-breaker for me. Although the one near us is rarely used.

The children do not bother me, mine are probably louder anyway and I will probably be deaf in 10 years. We mainly use the garden side facing the playground as a firewood storage and for the compost heap, but the trash factor is really annoying. Especially fruit bar wrappers and similar things given to the children find their way onto our property. Sometimes also through the crows that raid the trash can.

I would take the 22 plot. There is more traffic, possibly more snow removal service in winter, but also one more view. And the development could be done differently. But I couldn't get excited about any of the plots.
