You already write that the draft comes from your own pen, you can see that in every corner. Orienting the terrace towards the street is one of the biggest fails in my opinion. Also, I would always place the front door as close as possible to the driveway/street so that I don't have to cover 15 meters to the front door. Then I would - since the property allows it - use the 11 meters in east/west orientation so that more "southern sunlight" comes into the house, which is a blessing especially on sunny winter days. For that, you just need sun protection in summer. The guest bathroom can be smaller - also with a shower. We easily managed it with 6.5 sqm. I also find the kitchen and dining area somehow impractical. Try drawing the furniture to scale and the sanitary fittings, then a lot will become clearer and other solutions here and there will probably be better.

I would take the 22nd plot. You do have more traffic, possibly more snow clearance in winter, but also one more view. And the development could be solved differently. But I couldn't really get excited about any of the plots.

Do you really think there is nothing more to save in the draft with minor adjustments? We actually quite like the upper floor.
