Hello!

Attached are our initial thoughts regarding our single-family house. I would be very happy to receive your comments (criticism also welcome). I will try to answer all questions promptly.

Development plan/restrictions

House design
Who did the planning:
- Planner from a construction company
- Architect: many inspirations from picture books
- Do-it-Yourself: and then supplemented by us according to our needs
What do you particularly like? Why?: The open and transparent architecture on the ground floor, the clear south orientation
What do you not like? Why?: Maybe it is a bit too small and we will make it one meter longer. We can only accommodate the home office & guest room in the basement
Price estimate according to architect/planner: we told the construction company a limit of 500 k€ for the house and so far there has been no rejection. However, we do not yet have any fixed offers
Personal price limit for the house, incl. equipment: 550 k€ + carport + house connection + etc ==> max. 700 k€
Preferred heating technology: pellet or heat pump

--> Maybe a quarter-turn staircase would be better because we would gain additional space on the ground floor for the music room and on the upper floor we could separate the play area with a railing from the staircase

--> The basement is not yet fully planned

If you have to give up, which details/extensions
- you can give up: the design is already very simple, if necessary the guest bathroom in the basement and the kitchen island. An L-shaped kitchen would probably also do
- you cannot give up: the music room and the WC on the ground floor

Why has the design become what it is now? For example
Standard design from the planner?
Corresponding/which wishes were implemented by the architect? --> the planners from the construction companies have some difficulty implementing our ideas
A mixture of many examples from various magazines... --> yes
What makes it particularly good or bad in your eyes? --> The open architecture on the ground floor and the (almost) equally sized rooms in the attic.

What is the most important/basic question about the floor plan summarized in 130 characters?
What is your critical-constructive opinion on our design? What would you do differently?

A basement is not planned. It depends strongly on the location and shape of the stairs, so I refrained from planning it. The plans for the ground floor and attic/upper floor should already be attached to that post. The roof will not be converted.

The plot is marked in red on the cadastral map. Attached again is a detailed view of the plot with the building window. North is to the right on all plans.

Hi,

I think your budget will be tight if you build with a basement. Not impossible, but tight.

I find dimensioned digital plans much better; I don’t have to bother counting squares on the screen. I believe you will get more response with digital plans.

What I noticed after a lot of counting:
- Please upload a floor plan of the basement
- You have one shower too few for 4 people, once the children are older and need longer in the bathroom
- Thriftiness and "open and transparent architecture" are all well and good, but there should still be enough windows on the upper floor. Please draw them in.
- The same applies to the ground floor; according to the plan, the WC, hallway, and music room have no windows. I doubt that is correct.
- The hallway is separated from the living area by glass elements, if I interpret that correctly? That is neither simple nor inexpensive.
- The children's rooms are narrow, making them less usable than the 15 sqm (if I counted correctly: 2.5m × 5m + 1m × 2.5m?) would suggest. A well-intentioned play corridor won’t help here.
- On the other hand, you have taken a big gulp from the bottle with the bedroom at > 21 sqm. Children spend significantly more time in their rooms than adults do in the bedroom; consider whether this has been or should be taken into account in your proportions and planning.

Overall, I like the ideas for the ground floor, but I find the upper floor rooms and the relations between the rooms inappropriate and not well thought out.

I agree with SoL on most points.

Additionally, I see no point in this play area. It is located right in front of the children's rooms. In practice, it is either not used or it is constantly chaotic and noisy in the upstairs hallway.

Can you provide the exterior dimensions, the story heights, and the wall thickness of the exterior wall?
