Floor plan, living area too narrow, ideas / suggestions

Ok, I can see that the utility room will be subjected to a more detailed inspection again.

About the bathroom: I usually get up earlier than my wife, go to the dressing room, pack my stuff, go to the bathroom and disappear out into the hallway. But it’s also more of a feeling of comfort when you don’t have to go into the hallway after showering in the evening, might sound silly, but it just sounds cozier :-)

Our hallway is 4 sqm, that’s 4 steps :) Well, it’s a funny design anyway :)

About the children's rooms: Draw to scale where the children's rooms will be, consider that depending on the knee wall, you can at most put a bed under the slope. Then place a wardrobe, a shelf for toys, and a desk. The space left for playing will seem very small with 12 sqm, which means your children will always play in the living room. That can also be nice, but I think children should also be able to play unobserved. I had a 10 sqm children’s room as a child, and later as a teenager an 18 sqm room. As a child, I didn’t care how small the room was, but as a teenager I needed every sqm for my living space. I had my bed, a small couch in there to listen to music with friends, etc. For children, especially teenagers, the bedroom is also the living and working room in one.

You painted a wardrobe on the ground floor. Does it have a width of less than 2m? It is open to the hallway at the front – at the back, it has the door to the guest WC. What exactly do you want to store there? Jackets, coats, and the like don't really fit there. A stroller won't fit in. Shoe cabinets and the like can only be very small because there is frequent foot traffic there since the toilet is built in behind it. I would solve that differently.

And a bit of the meter cabinet, a few connections, which usually block one wall as usable space.

We generally recommend not building under 8 sqm; even though the attic usually offers storage space for decorations & co., few homeowners want to fetch their cola/lemonade/water bottles from the attic. This way, there is also space for a shelf where supplies and cleaning items can be stored.

12 sqm is optimal, because it also allows space for a drying rack. Not every sweater can go into the dryer ;)

A brief general note: A 15sqm bathroom and then such a small shower, but enough space for a Viennese waltz in front of the [waschtisch]? I would reconsider that... ;)

I just skimmed through everything... :)

Regarding the utility room: a lot has been said. The electrician needs 150cm in front of the electrical cabinet to be able to fall back safely in case of danger.
You can forget about washing there.

WC: The washbasin collides with the toilet. There are directional measurements for that.
Miscellaneous: 4 sqm pantry... a ballroom for dressing room and bathroom... the proportions are not right... take a look at the door of one of the children's rooms. That doesn’t work like that. How do you get to the bed at the back in the bedroom? Curved back?
Are the sqm measurements in the bedrooms actual living area sqm or just floor sqm?

If you have options, then plan something bigger. Maybe it’s just the lower study, which takes up a lot of space and in other houses is assigned to the utility room, WC, and living area.
