Hello dear forum,

since unfortunately I don't have a program to draw the floor plans myself, I would be happy if you could give me a hand. It is difficult to quickly draw something on paper and immediately have the 2m height in the attic and the room area, so I would appreciate your help.

About the building info:



left side (viewed from the front) requires construction attached to another semi-detached house (see picture)
Building window: 12m deep / 10m wide (blue box)
Gable roof 40°

Basement: granny flat but with separate bedroom.
Ground floor: pantry and study/guest room
Upper floor: additionally possibly a children's bathroom and master bathroom (for the parents) on the upper floor.

The users who provide assistance are no different. I know, among others, Katja who enjoys analyzing floor plans and showing alternatives for fun. We have no one here (according to my assessment) who "draws" floor plans for you with a professional application. There is nothing better than drawing a floor plan on graph paper to get a feel for where and in what size things should go. The floor plan you like doesn't even have an entrance on the ground floor. With a separate tenant apartment, you would have to teleport into your living unit to get in. Please also fill out the pinned template so that one can get an idea about the project because the information is already sparse. Thus, a little more input from you would be desirable :-)

Oh, I forgot to mention that. This is a sloping plot. The blue window is already entirely at basement level, so no excavation should be necessary. You can see on the plan the double garage marked in yellow, which already exists. It is basemented. So, the entrance could be made on the right. Development plan/restrictions Plot size: 410 sqm Slope: yes, or one level offset Site coverage ratio: 0.4 Floor area ratio: 0.8 Building window, building line and boundary: see picture Edge development: as marked Number of floors: 2.5 (including basement/cellar), 1.5 from street level Roof shape: 40° gable

I don't expect professional either. I would just like to get a feeling of how large the rooms become when you really put in only minimal effort in adjusting the roof and dimensions.

You want tips on a floor plan and don’t even provide the most basic information. *shake head*

Plot dimensions ... from where to where is the slope, that looks like a steep drop.

And when you speak of right or left, always use the provided plan as the basis and not some positions you first have to assume to then see right or left.

I already have one tip. Single-family house template floor plans are basically no good for a semi-detached house.
