Hello Christian, Which plot of land is it going to be? [emoji4] And, am I reading correctly: Number of floors: 1.5? Actually, there are officially no half (x.5) floors, only among laypeople. In this respect, it could be that an inhabited attic is required? WA1 and WA2 require a ground floor as well as an attic floor... According to your information, you should be at WA4?

Regarding the floor plan: Not my thing. A 20 sqm hallway is 1/8 of the entire house. Pure waste. I believe the idea here was again to connect the utility room with the garage. However, the storage side will be full of bicycles, lawnmower, and other dirty things, so with the washed laundry you have a dreary balancing act outside through two doors. If you want to wash laundry in the utility room/freezer, there should be at least a window there. Since the floor plan is not open, you have to go through several doors with the laundry; therefore, a side entrance or at least a patio door in the utility room is advisable. The children's rooms are not exactly large at 12 sqm but sufficient. Compared to the bedroom with dressing room, they are too small. The location of the children's rooms can be disturbing for the little children if evening visitors are accompanied to the door or when they go to the guest WC. I also find the kitchen too narrow, the pantry fits in the storage room. The living room is too big... oversized... we have 50 sqm for everything, all very generous including a large kitchen. I am curious about the property. However, I suspect that a bungalow is not allowed anyway.

Sometimes there is a lot of truth in the first one, even if it gave reason at some point to draw more designs. So show the development, gladly even scribbles.

I did not read that out (?) WA 1 and 4 allow single or semi-detached houses.

Actually, everything has already been said.

Huge hallway, large pantry
Relatively small children's rooms compared to the foyer, pantry, and parents' area

Two dining areas are too many
Kitchen very cramped
Unfavorable location of the children's rooms. I also find the distances long at night when the little ones need you (4 doors)

Dressing room with 3 doors significantly reduces the closet space.

I would change everything.

What do you mean by a lot of personal work?
250,000 including additional construction costs?

Ah... yes...
E and D are single and semi-detached houses.
I idiot was thinking of ground and attic floor [emoji85]

So all good!
