Floor plan - house with granny flat

Hello everyone,

this is my first post here, I hope for a good start.

It is about an 11x11.5m two-story city villa with a granny flat without a basement.
It is important to us to separate the living area from the dining/cooking area.
I hope everything is understandable, as I quickly created the plan with Photoshop.

We have not been to the architect yet. I would like to have your opinions on the floor plan.

I find the [Einliegerwohnung] too small, the [Galerie] superfluous, too large, and the living room on the first floor very strange.

I find the apartment quite nice, but maybe really not so easy to rent due to the small size. Or is it intended for private use. I also don't like the floor plan resulting from the apartment, I have to agree with the opinion that the gallery is "wasted" space, I find the living room much too narrow and unusual. Cooking and living on two different levels also don't bring many advantages.

Well, the question about a gallery cannot be answered with functionality. It's more a matter of design or taste.

Personally, I don't like the floor plan at all. Too many corners and edges. Why is the living room on the upper floor and then so small and also facing north?

Try to furnish your floor plan. For example, where should the bed be in the bedroom? Under the window? In front of the door? A children's room right next to the open living room is, in my opinion, really bad.

I think there's quite a bit to revise......
