Yes and no. Of course, a north orientation protects. But anyone who has spent a summer vacation in the south (Italy, Spain, Greece, or elsewhere) appreciates outdoor areas that do not get any sun at all. And in the north, the sun does shine, for example, the midday sun.

Hm. It makes sense here to create a holiday apartment on the side in the basement instead of some additional studio that you reach via a spiral staircase in the south. Yes, for one person the view is wonderful. But one also has to consider the overall situation.

But you are hindering yourselves as well. Houses from the '60s ('70s, '80s) often have a similar situation with the gallery and air space. However, not fully furnished, but in a separate area, so that the staircase is free. The toilet next to the kitchen was also criticized. At first glance, I wouldn't have minded because of the sliding door/hall buffer, but I also find it strange and unpleasant when the toilet and pantry share the hallway. *I miss something typical for the region in the planning. By that, I don't mean the exterior appearance, but rather the weather conditions as well as the terrain and holiday home usage. But maybe I'm overcomplicating it mentally. Nevertheless, certain characteristics have their background, for example, an air conditioning system is more or less a must. That’s also what you use for heating. No too large windows and if so, plan architectural shading walls/protrusions. Use the terrain slope for cool rooms and/or holiday apartment. With one hectare of land, ensure storage space for tractor and larger garden equipment. With a pool and the north orientation, you are already on a good path. I also like the separation of the guest room, even if you have to go through the chill area again. I wouldn’t forget that as host you might have to take care of cleaning the guest room, and for that reason, I would plan a laundry room upstairs. But whether anyone would access a roof terrace in 40/50 degree heat over a south-facing staircase, I don’t believe that. For that money, I would rather build a greenhouse for the lemon trees.
