My boss has had a construction ruin at Lake Garda for 10 years, because building in Italy means dealing with arbitrary authorities and organized crime. His conclusion was: buy finished.

At first glance, I also do not like the staircase in this case. In addition, you run into a wall at the top of the stairs. I would definitely place the guest area downstairs. The living area feels a bit cramped for several people, especially combined with the staircase issue. Air conditioning is a must; I would always build with air conditioning here as well; these costs are manageable. I find the guest WC on the ground floor misplaced, so close to the dining area with a sliding door that is probably mostly open anyway, plus another door. Regarding the kitchen, I am not sure if the storage space there is sufficient, and I miss a strip window above the countertop. I would only install roller shutters in the bedrooms and use venetian blinds in the living area. Whether you really need that there by the roof overhang, I don’t know, but maybe you can plan the electrical wiring there and retrofit spot blinds easily if needed. These adjustments (staircase, guest area, WC, etc.) would therefore lead to a different/new design, but you are still in the planning phase; there is room for improvement.

I'm not a floor plan expert, but a toilet next to the kitchen is a no-go. That makes the kitchen/dining area feel like a corridor. On top of that, you enter the house directly without a proper entrance area. I also find the staircase situation to the upper floor terrible.

The floor plan would be a no-go for me. At least for a property used by the owner.

You're asking about prices in the wrong place here. We are in Germany and know prices from Germany – also due to the regulations in Germany. In Germany, you couldn't build the house within that budget. You need to ask around in Italian forums.

2.5m height difference in the area around the house. Your budget is not enough for that. The development already costs 100k. Please rotate your plot with north at the top.

I see the house further up and a shorter driveway best on a contour line. Please draw the viewing direction.

Is a roof terrace really that trendy in Tuscany? Then with a spiral staircase for 3 floors? I can well imagine a tent roof here instead of the roof terrace.

With the rotation, the terrain height difference is only 1.5m in the building.

Is a basement planned? Or do you want to do large-scale leveling? What is the ground like? Rock?

The hall with a gallery in the living area along with the staircase is very uncomfortable and has extremely poor acoustics.

Basement is not planned. I am also considering the development costs. That is a very relevant point.

According to the soil report: The soil consists in the upper layers of sandy loam and limestone marl, followed by limestone layers and claystones from a depth of about 1.8 meters.

The roof terrace and spiral staircase are rather stylistic elements. One could easily do without them.

I understand rotating the house due to the smaller height differences. However, the orientation is crucial for the view. And that is the really wonderful thing about the plot.
