Floor plan for building a semi-detached house - ideas

Hello dear people,

after reading a bit here, I see that many people here have the necessary experience to give valuable tips.

We plan to design our house with an architect, but some input beforehand wouldn’t be bad :-)
So we don’t want a prefabricated house.

Our half has a length of 12 meters and a width of 7.50 meters.
We want to have a basement under our semi-detached house. Wall height is specified as 6.20 meters and ridge height as 8.25 meters in the building plan. The roof must have a pitch angle between 0-20 degrees. A maximum of 2 full floors is allowed.

Our dream would be an open kitchen with dining and living areas (where the living area should be somewhat separated by a fireplace).
A bathroom on the ground floor, and possibly a small office.
If an attic [DG] is possible, we would build 2 children’s rooms + 1 playroom and a bathroom on the first floor.
And in the attic [DG] then parents’ bedroom + dressing room + bathroom + possibly office.

If an attic [DG] is not possible, then the area for parents’ bedroom + dressing room would have to be accommodated on the first floor.

Do the experts know if an attic [DG] would be possible here, or is it impossible?
Which extras would you no longer want to go without that are recommended?
Maybe one or the other could help us here with a nice floor plan. :-)

I don't know how old your children are, but you better plan the playroom on the ground floor, 10 sqm are totally enough. It can later become an office or guest room. Especially in the first years, children like to play near you. We notice that a lot with our son (3 years old). We have a bungalow and he comes by about every 15 minutes to see what we're up to. Most of the time he also drags some toys along. Being close by is super practical and you feel more comfortable when you can hear the children. I freak out when it gets quiet in the kids' room ;-)

That is a good tip :-)
Our son is now 1 1/2 years old, so he still has plenty of time to play ;-)

Attic is not possible at 0-20 degrees. No reasonable room is created there.

Too bad, but I already suspected that :-(
But you could still add a Speicher, right?

You can draw that yourself. A set square should be available.

Roughly, we are at 20 degrees on a 12-meter house / 6-meter center at a height of 120 cm.
