Floor plan for basement with bedrooms

Hello everyone,

we have been racking our brains for many days on how to divide the basement into a children's room, a bedroom, a dressing room, and a small mini bathroom with a shower. We are slowly running out of ideas. Unfortunately, there is no more space for this in the rest of the house. Do you have any saving ideas for such a floor plan? The wall between basement 1 and basement 2 is load-bearing. We are grateful for any help and advice

Exactly, the boiler room itself must remain, the door from the basement to the boiler room can be bricked up. Additional windows are not possible. However, the gate in the basement can be turned into a window front. The size of the windows may still change somewhat.

Well, maybe someone has been in a similar situation before. On the first floor there is the main bathroom, an eat-in kitchen, and an office
