Except for the windows in the bathroom, I find the ground floor quite good.



If you put a door to the private area after the stair access,
a good separation is present.

However, the basement is of course anything but satisfactory. Those are just confined rooms. Woe betide if the man has to quickly get toilet paper from the cellar in the evening while the woman is having her Tupperware party
It’s a snail labyrinth, as you would find in a book.



Yes, that's just not acceptable. The staircase at the edge of the living room is already awkwardly placed. The toilet as a nuisance on all levels... at least next to the stairs you can set a small hallway that makes the rooms accessible, right?!

Oh, is that a generic term, i.e. do people also say "Tupperware party" at a lingerie party? - with food storage containers, men really don’t mind...

Somehow he has to get to the basement... or utility room... or just the kitchen after all????

I’m still not really happy with the floor plans, somehow everything feels too "compartmentalized". Is 7m2 of building services space enough for 2 residential units (no ventilation system, heating via geothermal energy, since there is no gas connection)?

I think next I need to consider a solution with (at least partially) an upper floor to make everything a bit more compact. Would it then be more important to have the shower/WC on the living area level or on the third room level?

Hello,

so, now we have received the first feedback from the municipality, but it is far from a concrete statement. A building application for a single-family house would probably be approved most easily. A semi-detached house appearing as a "detached house" with one floor at street level + possibly a flat hipped roof (because of a similar neighboring building >70 years old) would be a possible basis for discussion. A multi-family house will not be approved. In principle, low construction is intended to preserve the view of the hillside properties behind, and the "green impression" of the garden estate with scattered single-family houses is also to be maintained (mind you, there are single-family houses in the Bauhaus style with >300m2 floor area on 600m2 plots. They probably had better contacts with the mayor than I did ).

Let's see in what form I will continue to pursue the project. A single-family house for rent is uninteresting to me from a risk perspective. Maybe I have to prioritize other projects - more on that in other threads.
