Hello dear ones,
we are a family of four (children are 4 and 13 years old) and have been trying since 2017 to obtain a building permit for my parents’ property, south of Potsdam.
The location of the property is especially problematic. Since my parents’ house is the last house on the street, the inner area also ends with their house and despite the existing 10 hectares of land, our possibilities shrink drastically. After a long legal dispute, we have at least received approval for a building permit. However, only on the condition that the new building is constructed on the current site of an old barn (keyword exemplary effect when building in open countryside) and that the volume of the barn is maintained. We therefore have to demolish the barn in order to subsequently build our new house there and have very strict requirements regarding the floor plan design.
We have commissioned an official site plan. Since our original plan (angle bungalow) was basically the exact opposite of the current plan, I would be very grateful for tips regarding the room layout and orientation of the rooms; unfortunately, I can’t find a really good approach. The barn in the new building may only be shifted along the axis so far that the plot areas do not overlap. According to the building authority, a wall thickness of 25 cm is approved as an increase in volume. But further enlargement (bay window, changed roof pitch, ...) will not be allowed. The equity capital amounts to around €250,000.
We already have a planning appointment with the architect (01.03.23), but it would be great if I could get a few ideas here on what we should pay attention to in advance. Perhaps some of you have similar dimensions and ideas on how to design a nice floor plan.
