Hello everyone,

my first post here in the forum. I would like to ask you to evaluate our draft of the floor plan, which is framed within the plot. Since this is a new development area that still needs to be developed, it is difficult to locate the floor plan on Maps.

Office: family use or home office? = A mix of both would be advantageous, as 2 days of home office per week are planned after the lockdown.

Plot

The plot has a depth of 22.57 m² and a width of 23 m². A distance of 3 meters must be maintained from the house entrance to the pedestrian path. Behind the plot lies a field. It is assumed that the field will also be developed in the future. A detached single-family house may be built on the plot. It is required to plant a hedge and not to cover the front garden entirely with gravel or pave it. The plot is currently reserved. We have no prospect of other plots. Construction is expected to start in autumn 2021.

House design
Who created the design:
We created the house design/floor plan ourselves. Primarily, the room sizes and the layout should be assessed and possible planning errors pointed out. Currently, we plan to build a covered parking space on both sides. On the side where the black car (photos) is parked, a garage is to be built. On the other side, a carport. We chose this solution because the required 3-meter distance from the neighboring plot is "used". The carport is to be created by the continuous hip roof.

We plan rather large children’s rooms and therefore a somewhat smaller bedroom. We are foregoing our dressing room. The living area of approx. 140 m² should be maintained because otherwise the garden would be too small. We decided on a bungalow because our plot is relatively wide and almost square. A bungalow fits well in terms of width and it is not necessary to place a long fence next to the house as would be the case with a two-story house. The garden size suffers with a bungalow but we accept that. A larger main bathroom would be desirable. I believe that approx. 8 m² is somewhat small here. The living/dining room including kitchen is 39.9 m² in the drawing. The entrance should be in the middle.

At the moment, we tend towards a gas heating system, as this is cheaper compared to an air heat pump and the monthly costs are manageable. Initially, I considered using an air heat pump including a photovoltaic system. Since we are currently planning a KfW 70 house and do not receive funding from the KfW bank, it does not make sense from our point of view to use an air heat pump.

According to the calculation from the house manufacturer, the costs will be around €450,000. Own contributions will then be the painting work, floor coverings, terrace, and garage.

I would appreciate constructive criticism. If I have forgotten any information, please let me know.

...way too much hallway: wasted floor space. A cramped bedroom, a garage that doesn’t fit a car, maybe a little car. The garage also blocks the house on the south side. In a new development area, usually only one driveway per property is allowed. It would make sense to plan the utility room in the northwest corner, and give the children's rooms the west side.

Where is the office?
I advocate for a new approach.

The feat of reaching all rooms with a small hallway area is challenging and not yet solved, research floor plans bungalow 130-150m2 for 5 people

I think that you, as such young people, should not set unnecessary limits for yourselves by deciding in advance that you absolutely want to build a bungalow. We - a few days older than you - also wanted to build a bungalow, for example, but then changed our minds. The floor plan of the bungalow has just as many advantages as disadvantages, like any other form of construction. As a young family, you are completely free in your planning; use the full range of planning possibilities. Just plan in parallel for yourselves at the beginning, and then you will see where it leads if you remain open to results. Find your optimal floor plan; that is exactly what is important. Hipped roof or heating is currently a complete secondary matter. YOUR floor plan is the focus now!!!

First plan the house INTERIOR; the cars can still be properly parked later. You have already mentally rushed way too far ahead with the rest (understandably).

Why? Everyone, including the parents, needs an adequate room. For a children's room, I would consider 14 sqm to be good; the parents’ bedroom could only be smaller if there was a separate dressing area.

10 sqm more living space can be the difference between poor planning and an exciting floor plan. 10 sqm more lawn or garden is more or less irrelevant or barely noticeable. People live INSIDE the house.

...I find that quite tight. As so often, I ask you to please enter the EXACT measurements of your furniture as well. Then you can quickly see the critical points.

...so a prefab house? From whom will it be? Has that already been decided? You should urgently check the scope of services and clearly understand the ancillary building costs, etc., for yourself!!! The two letters "ca." (approx.) in the price calculation irritate me considerably.

It would also be important to have an exact site plan with the building envelope. Because the chosen shape wastes the south and west sides. If a bungalow, then I would rather think of an angled bungalow .. but as I said, exact building envelope.
