Dear forum,

I am hoping for your help with the floor plan of our semi-detached house.

Development plan/restrictions
Plot size: 228 sqm
Slope: no

Parking space: 1 garage 1, 1 parking space
Other specifications: plot/position of house/garage are fixed

Requirements of the builders

Number of people: 3, ages 35, 35, 1
Room requirements on the ground floor and upper floor: children's room, guest room

Office: teacher (lots of storage space) + occasionally husband working from home. Rarely both at the same time.

Overnight guests per year: multiple times, as grandparents live further away

Open architecture
Modern but inviting/cozy construction style
Open kitchen, dishwasher island: kitchen planning is fixed

Number of dining seats: daily for 3, otherwise also gladly with guests

Fireplace: unfortunately we haven't found a reasonable position... therefore
not planned

Terrace
1 garage, 1 carport

House design
Who designed it:
- planner of a construction company
- architect

What do you particularly like? Large walk-in shower on the 1st floor, general floor plan design we like very much!
Why?
Large shower because we simply don’t like bathing at all!

Preferred heating technology: air heat pump

Why is the design as it is now? For example
Standard design from the planner +
Incorporation of our wishes!
- Large window in the kitchen, enlarged hobby room, walk-in showers, 2nd bathroom on the upper floor, finished attic with hatch

What is the most important/basic question about the floor plan summarized in 130 characters?

Overall we like the “final” floor plan. We still mourn the fireplace and would appreciate suggestions.
We are also “afraid” of overlooking major mistakes!

Can you name the rooms on the 1st floor? The bathroom is quite tight. If room 1 is available, you might prefer to take that. Why should one barely be able to turn around in the bathroom for a lifetime when there is a bigger room next door?

The entrance area is too narrow for me. I would move the kitchen a bit downward according to the plan to get the WC out of the corner and have more space there.

I don’t understand why the chimney can’t be done now. Maybe you could furnish the living room [WZ] so we know where the problem is. A chimney in the corner by the stairs would definitely be quite conceivable.

I’m a fan of Saxon Eierschecke - of course.

What else I noticed: Given the many floors, I would try to plan for a laundry chute.

and what if you have to take medical baths at some point? Or the kids? They like to bathe :)

I also miss the purpose of the individual rooms: where is the office planned?
And what is the first upper floor for? For the kids? Are 3 planned? With two bathrooms or 3 wet rooms, I would definitely plan a bathtub.

Regarding the kitchen: where are tall cabinets for the oven and refrigerator planned?

Without furniture, it is unfortunately impossible to say anything about some things...

Could you imagine placing the stairs in the hallway, that is, extending the wall by the kitchen? I would miss having a door directly into the kitchen. However, I could also imagine moving the kitchen downwards as already suggested and planning in the WC and possibly a storage room.

I can agree with the previous speakers.

I would rethink the kitchen, regarding sensible walking paths and arrangement for tall cabinets or fridge(-freezer) combo.(?)

The wall in the area of the staircase or the staircase wall to the living room should be extended a bit, so that the living area is a bit cozier.

The bathroom on the first floor is either quite small or the shower already takes up a lot of space. I would also recommend a bathtub in one bathroom (preferably on the first floor). We prefer to shower as well, and it is quicker in daily life, but the bathtub is planned with us. Retrofitting it later would be too complicated for me ;)

And unless you are planning more children, I would also reconsider the number of rooms on the first floor and second floor and then plan a larger bathroom.

A fireplace in the living/dining area could fit. But for that, one would have to have an idea of possible furniture—also how the furniture should be arranged.
