What do you particularly like? Why? everything included that we wish for, bedroom in the east, sauna in the basement, our already existing furniture fits, cloakroom area for stroller
What do you not like? Why? unclear if it is realizable as such

Why is the design the way it is now?

We had talks with several construction companies but never received a plan that matched our wishes. Therefore, we took action ourselves. Neither of us has experience in this area, so we do not know if our plan is good and feasible. That is why we hope for a lot of input here in the forum, from which we have already drawn plenty of inspiration and ideas.

Additionally, the “difficult” plot with a predetermined ridge direction from east to west and at the same time a north-south elongated plot. We are negotiating with the municipality about changing the ridge direction but do not know how promising this is.

What immediately strikes me about the ground floor: Personally, I would always find it nicer and more inviting if, when entering the building, you look at or approach something representative. For example, a double-leaf glass door showing the living area or something similar.

What immediately strikes me about the upper floor: I would not want a guest room there.

Oh dear... that screams for lots of brainstorming and thoughts over weekends with good wines ;)
Have you already thought about how your house would look from the outside if the ridge direction change is not allowed?


The information should be a bit more precise. Strikes should: must be!

No, of course not. Architectural services are expensive and you buy them with the signature of the contract for work.

P.S. At first glance the design looks quite good. I would see very little that needs changing immediately, but first to the dimensions of the plot :)

The dimensions are in the last attached file, that is the cadastral excerpt. The plot is 18.35 m wide in the north, still 17.87 m in the far south. Total length is 29.59 m. In addition, there is the 3.75 m wide driveway at the very extreme north.

Then show us the plans that perhaps do not meet your wishes, but are possibly also free from exemptions according to the development plan.
