Floor plan design - Townhouse with hipped roof 10x12m

have you made any progress here?
I really like your floor plan. That’s exactly what I’m looking for and can’t find anywhere. We would just need to convert the office into a utility room, since we are building without a basement ;)

So since we're already at it: what's the point of all that empty space behind the sofa? What is it used for?
