Hello, great forum,
now we are also starting to fulfill a small dream of our own home. I am very curious about your opinion and experience.
Currently, we live in 4 rooms, 70 sqm.
Planned are just under 200 sqm.
We need a room for each of our three children, the house should be functional.
It should look modern from the outside.
We would like two full stories with a small flat or hip roof. Unfortunately, this is not possible and all these restrictions probably only allow what has now been designed.
I would like the dormer in front and the front extension to be larger purely for aesthetic reasons, according to the architects this is not necessary.
Development plan/restrictions
In the attachment, it is the third house/plot from the top.
Size of the plot: 700 sqm
- the minimum distance to the street is 7.0 m
- the building depth is 12.0 m
- orientation MUST be according to the development plan with the eaves side facing the street
- the eaves and ridge height follow §34 Building Code i.e. as high as the neighbors are. We can then use the base (basement) for the floor heights of ground floor/attic
- but it will not be a 2-story building! I currently estimate the knee wall/dwarf wall at about 1.0 m!!! (for an exact statement the eaves and ridge heights of the neighbors would have to be measured)
- it does NOT have to be a plaster facade, it can also be fully clad
- roof pitch may be between 45 - 52 degrees
- no basement possible due to peat soil and groundwater problems.

Basement, floors: 1 floor + attic
Number of people, ages: 5 people between 2 - 35
Room requirements on ground floor, upper floor
Office: family use or home office? home office
Guest sleepers per year: 3
open or closed architecture: open if possible
conservative or modern construction: modern
open kitchen, cooking island: closed kitchen
number of dining seats: 8 and there should be a breakfast nook in the kitchen
fireplace: would be nice

What do you particularly like? Why?
Width of the hallway downstairs and the entrance area, view to the living room from the entrance.
Passage from the kitchen to the utility room with pantry
What do you not like? Why?
Everything seems very tight or maybe it is deceptive.
Price estimate according to architect/planner:
450k
Personal price limit for the house, including equipment: 550k
favored heating technology: heat pump or gas heating
If you have to do without, which details/extensions
-can you do without: currently, we can only imagine not converting the attic at first
