Hello everyone,
I am completely new to the topic of building and also new to this forum, so please excuse me if I sometimes ask silly questions.
About our starting situation:
Desired:
- House with basement (neighbor is building with a basement, we want that too, and it would be urgently advisable due to foundation requirements. See also the topic stepped foundation or underpinning)
The house should have 2 full floors + a gable roof and a max. building height 11m, ridge height 6.5m, roof pitch 20°. 0.4 / 0.7 as area specification. A garage would be great but I suspect that will be tight.
The plot with 240sqm and 2 parking spaces as specifications including development plan.
We are a bit lost and simply grabbed an example from the internet which represents the absolute dream. However, that is 174sqm living space. How to get a floor plan that comes out at 130-140sqm, I would really need help for that.
I can well imagine sacrificing the "office" on the ground floor for a proper hallway with space for a stroller, etc., so that a straight staircase becomes possible with storage underneath. I think this would make the living and dining area bigger again or the house smaller and thus more garden.
I tried to draw something on my own with "architect software" but I am completely lost. CAD for milling and so on I can do, but here I am out.
We are grateful for any tips and support or "wake-up calls."

Design of semi-detached houses and house groups
Semi-detached houses and house groups must have the same roof shape, roof pitch, and ridge direction (for pitched roofs). If the buildings are not built simultaneously, the building constructed later must conform to the criteria mentioned above according to the specifications of the first built building.
When constructing buildings with apartments, the necessary parking spaces per unit must be provided as follows:
▪ At least 1.5 parking spaces per apartment/unit over 50 sqm living space,
▪ At least 1.0 parking space per apartment/unit up to 50 sqm living space.
The total per construction project must be rounded up to the next whole number (i.e., for detached, semi-detached, terraced, and row houses, at least 2.0 parking spaces per unit must be provided).
Parking spaces, garages and buildings for the storage of necessary bicycle parking and/or waste bins in WA 1 - WA 3 (§ 9 para.1 no.4 Building Code and §§ 12 and 14 Land Use Ordinance)
When creating parking spaces and garages with their access routes, the areas fixed in the plan part without entry and exit must be observed.
A 5.1 Underground garages (Tga)
Underground garages are also allowed outside the buildable areas of the plot.
A 5.2 Above-ground garages (Ga), covered parking spaces / carports (Cp) and buildings for the storage of necessary bicycle parking and/or waste bins
Garages, carports, and buildings for the storage of necessary bicycle parking and/or waste bins are also permitted outside the buildable areas of the plot.
For the boundaries of public traffic areas, a distance of at least 0.5 m must be maintained for garages and buildings for the storage of necessary bicycle parking and/or waste bins; at their access or entry sides at least 1.5 m.
For carports (with supports and roofs), a distance of at least 0.5 m must be maintained from the boundaries of public traffic areas.

Open parking spaces are also allowed outside the buildable areas of the plot on the entire building plot area, provided that no other regulations (e.g., planting requirements or driveway prohibitions) oppose this.
