Floor plan design of a 100 m² bungalow with expansion reserve

Hello everyone,

I want to build new on a plot of land. Planned is a bungalow with about 100 m2 of floor space. The attic is not to be developed for now but to remain as a reserve. Nevertheless, I would like to work on the planning for the attic now.
Two roughly equally sized rooms are desired as guest or potentially children's rooms.
Additionally, a WC in the attic would probably be useful.

I am satisfied with the ground floor so far, but not yet with the attic. I would like to make the hallway in the attic smaller. Maybe you could combine guest rooms 1 and 2 and make a second room out of the attic space.
Perhaps the WC in the attic could be moved upward and the wall of guest 1 + guest 2 moved closer to the stairs.

But I can't come up with anything sensible. Do you have any ideas?

To summarize my questions:
- Ground floor okay so far?
- Ideas for the attic? Or is it maybe already optimal?

House design
Who did the planning:
- Architect
What do you particularly like? Room arrangement and layout on the ground floor
What do you not like? The attic. In my opinion, the hallway upstairs takes up too much space.
Price estimate according to the architect/planner: not yet received
Personal price limit for the house, including equipment: 360k
Preferred heating technology: heat pump

Why is the design as it is now? As mentioned above, there are two beds on the left side below, hence the driveway to the carport on the right side. The utility room serves as an entrance area and storage room for groceries. The kitchen and living room should face the garden, and the kitchen should be directly next to the utility room for the provisions. The bedroom should have no window facing the street. The other rooms on the ground floor then result from that.
The attic is a standard design from the architect, with which I am not very satisfied. The attic will probably not be developed, but as said, I would like to have the plan finished in one go and have pipes laid during the new build.
Corresponding/which wishes were implemented by the architect: ground floor corresponds to my wishes
What, in your opinion, makes it particularly good or bad: I like the room arrangement, room sizes could probably still be changed a bit. Bathroom + WC can certainly stay as they are, bedroom and living room should not be made smaller in height because I think otherwise it would get too tight. The size of the kitchen, the office and the utility room could perhaps still be changed by moving walls.
The utility room should contain the heating, washing machine, dryer and space for provisions. That room could probably be smaller.
For the attic also the question: currently it seems that a 45-degree roof pitch is planned. That certainly makes the roof look very massive in relation to the ground floor. I would suggest screed, raising the knee wall and reducing the roof pitch?

How is the orientation?.. can you please upload the site plan? Will more residents be added later? I don't think it's that bad if you prefer a closed building style. But improvements could be made. I wouldn't make the utility room smaller, it's fine as it is.

ah, ok, my question about future residents is answered. Then I would 100% recommend a gable roof with two gables because of the window options in the gable and the 2nd escape routes. Then I would not build it that way. But constructive criticism should please include the site plan.

How should the insulation in the [DG] be carried out? Roof insulation or insulation of the floor ceiling?

Thank you for the feedback. Attached is a cadastral map and a sketch of the situation with the beds. I do not yet have a site plan. It concerns plot 575. Because of the beds, I placed the driveway on the right side and the rest of the room arrangement plus terrace follows accordingly. A gable roof is also a matter. If the orientation of the gable roof runs from west to east, then I have no space for photovoltaics on the south side. I have not thought about that yet. If I want to convert the attic, roof insulation is probably sensible, right?

If I see it correctly, the sketch of the floor plan with the beds is not aligned in the same way as the posted site plan ... something like that is always helpful. Why is "Driveway yard" marked on the left side of the hand sketch? If you interpret this now and assume that the site plan is oriented to the north, then the house entrance and carport are now in the south ... as always, a corresponding orientation arrow on such drawings is advisable.
