When I look at variants 2 and 3, I doubt the whole idea of an "extension." V 1 probably falls under that as well.
I really don’t like at all about V 0.0 that you first have to circle around entire nice-to-have little rooms to somehow get into the everyday living space.
The question I have is: how high is the budget? And to what extent is an extension that is stretched out so massively to the back still an extension that is legally permitted?
Then I read about a floor area ratio of 0.2 and a building plot of 1000 sqm, which does not necessarily mean you can just build 260 sqm so easily.
If the need is for a somewhat larger and contemporary kitchen as well as two additional children's rooms, then roughly 50 or 60 sqm should be calculated budget-wise and carried out realistically. Because you can tell that in the euphoria of a change, the scope here is somewhat overstretched.
What does that mean? How much budget are you willing to pay for an enlargement?
I assume that you currently have red clinker bricks? I would definitely not make a red clinker brick extension, but rather clad it with wood. Because similar is not the same and makes an extension look cheap visually.
I can imagine that a roof structure with a number of children’s rooms + bathroom would be economically advantageous, provided that the flat roof can be opened for a staircase.

but due to the current interest rates, I am not willing to put that much money in, but rather want to plan with what is available.
