So the costs are detailed as follows:

Land: 160K€
House: 365K€ incl. geothermal energy, without smart home
Additional construction costs: 60K€

Basically solid. 20m² kitchen – but there should also be constant and extensive cooking. The hallway would be too long and narrow for me personally – just not inviting, especially since you eventually run into a wall. The living room feels small compared to the kitchen. Access through the dining area + sofa as a room divider immediately makes me feel uneasy. In the bathroom, the distance between the sink and the bathtub is too tight for me. The space between the cabinets in the dressing room is also annoyingly narrow. If it were mine, the T in the bathroom would be removed, and the bathroom would be at least 20cm narrower in favor of the dressing room.

Hm... since the heating system must be within the thermal building envelope, I am a bit surprised about the location of the boiler room. Not only does this mean that the garage must also be built within the thermal envelope, but also that the boiler room becomes the very back corner of the building (long pipe runs).
For us, it would not be possible at all to place a slab over the pipes running to the property.

Regarding the floor plan: I would put more windows, or the patio doors, on the south side of the house.
Otherwise, the ground floor will be too dark in winter because the sun doesn’t reach the west side.
Conversely, I would not put floor-to-ceiling windows facing the street... see also the recent thread from the weekend on the topic of floor-to-ceiling windows ....



I always argue that you have to take a step back in the dressing room in order to be able to view all your clothes in width. Besides, you’re not always alone in the dressing room... if it’s too narrow, it becomes a clutter hazard.

Depends on what you want to do in the living room.... we only watch TV there and otherwise sit at the dining table.... that's why our living room is tiny....

Having the couch in the room like that is common, just like recently placing the couch in front of floor-to-ceiling windows, I don't like it either, but how else should it be done? Where else are you supposed to squeeze in the TV?
