I’d say, within the given framework, that’s quite acceptable.

The draft reflects your requirements except for the budget framework and is quite well done. The guest area could possibly be eligible for funding as a separate apartment. The two garage doors of different heights are rather unusual. I do not like the office between the bathroom and bedroom, but I do not see any real practical disadvantage.

I also like it quite a bit. However, I don’t understand the entrance area in the basement. You come through the door and then have to open another door directly behind it to go upstairs? At first, I thought the stairs went the other way, but this seems a bit strange to me – or I’m missing something.

... but due to the interlocking of the building structures, this is certainly justified here. Otherwise, I would have said, among other reasons related to design, to make both doors the same height. However, special sizes are also cost drivers – so you are grateful to need them for only a few units.

1. We also noticed that. We would have liked to swap living room and kitchen so that the kitchen gets sun and the living room is rather dark. It was planned that way so that the living room is somewhat separated. Do you have an idea how to swap them and still keep them separated?

2. Wardrobe is a good point, we hadn’t thought of that yet, thanks!

3. We would turn the bed in the bedroom (90° counterclockwise) so it is cozy for both. However, we would have liked to swap bedroom and office behind the bathroom, but unfortunately no bed fits sensibly into that room.

4. Do you mean because of the small wall? The architect built it to shield from the street. We thought it was good because up there there will probably be a strong draft (wind). However, we also have concerns whether there will be too little sun on the terrace, especially if the roof is made bigger.

5. We would rather not have offices in the basement, we are there all day and then would basically sit in the cellar...

6. We would like the living room in the north, but we also want spatial separation from the kitchen/dining area.

"Quite passable" for a house individually designed by the architect ... hmm. What would you change?
