Hello,

we have already purchased a plot of land and have a floor plan that we like. Currently, we are considering how to position the house and the garage. Furthermore, we have roughly taken the elevations. The plot slopes down about 2.1 meters from the beginning of the plot to the end. The cul-de-sac slopes upwards when viewed from the main road. The idea now was to create the driveway or area from the cul-de-sac with a slope of about 3 meters at 6% incline, then with an increasing slope towards the house to keep the water away.

I hope you understand what I mean. Should we already expect major problems / additional costs with this slope, or is this still within the normal range?

The plot has a size of 700 sqm (incorrectly stated in the headline). The house has a living area of 165 sqm. The garage is currently planned to be 7m x 7m.

I would be happy if there are any comments on how to optimize one thing or another.

Question: You live in an apartment, are not familiar with terrace life and garden, and have never barbecued?

Hello,

That is correct, we currently live in an apartment. The other points are, accordingly, only known through family, if at all.

Quite honestly, I don't understand how the plot is supposed to be shaped there. Sections are missing and a site plan showing the elevation points of the plot is missing. If I interpret the explanations somewhat correctly, the planned terrace can either only be realized by filling up the terrain or it will stand on stilts.

I also see the path from the kitchen to the terrace, when children are in the garden and want to quickly drink something while sitting on the terrace and having food or drinks or a nice barbecue evening.

For that, a space for an extendable table in the living room, which is huge, and how else should it be used?

Have you ever considered the option of combining dining and cooking and separating living with sofa and TV to create a quiet zone?

In a house, it is advantageous to have the garden within easy reach. There are several reasons for this: either when cooking, to get herbs or vegetables, to watch the children in the garden during the day’s work and intervene quickly if something has happened. Or they want to go pee 20 times in an hour, get water, something to play with, etc. Or in the evening, when sitting on the terrace and grilling, the refrigerator should be easy to reach. Ultimately, in good weather you take the patio furniture as a substitute for the dining table anyway: the terrace and the garden become a living space, a place to stay, a living room. Besides preparing food, it is good to spend your free minutes taking care of the terrace, sweeping, watering plants, clipping blossoms… In this respect, you should be able to quickly reach the garden and terrace from the “workspace in the house,” usually the kitchen. If you plan the kitchen open to the dining area, then access from the dining room is usually sufficient. You currently have the rare case of a closed kitchen planned. Then it only makes sense to also plan a terrace access there. Because if you have to go outside, it takes about 10/20 seconds longer to reach the terrace at all. I see here the classic apartment living room, only instead of a balcony it is the terrace. Please deal with life in a house.

I also do not see the slope considered at all in the layouts.

For us, the main race track is between the kitchen and the terrace with the grill; in summer, life moves outside.
The path is too long and unnecessarily complicated with 2 corners and 2 doors and a terrace door.
Does the floor area ratio work out?
House, garage, terrace and a huge paved yard are large surface areas of the property
