Floor plan construction project city villa with hip roof

Hello everyone,

for our future construction project, I am mainly looking here for ideas and assistance regarding an optimal utilization of our conditions. We plan to build a city villa with a hipped roof. Regarding the living space, we are still quite open but would currently aim for 140-150 sqm.

We, the client and I, currently live only with our dog in an apartment. At most, one child is planned.

We already have rough ideas and have simply sketched a floor plan without dimensions or anything like that based on them (see pictures). Everything is allowed to be built on our plot, so a city villa is permitted. The plot is about 1,000 sqm large, so we are not restricted by space. However, since the plot is somewhat elongated, we tend to make the city villa a bit longer rather than wider.

Furthermore, the following points are very important to us: 1. straight staircase - we will not be dissuaded from this; it has always been one of our greatest wishes 2. the living room must be on the right side, as only there is there space for a terrace and garden 3. the dressing room is a must 4. the gallery upstairs should also be present. No open space - just a free area

We do not really have more wishes at the moment. Nevertheless, we are very restricted because the living room must absolutely be on the right side.

Furthermore, we have imagined that the living room should be relatively large. We would like it to be about 4 meters wide - so that a nice cozy couch fits comfortably, and possibly 5m long. The couch should not stand directly in front of the terrace exit but rather in front of it so that visitors do not constantly trample across the terrace in front of the couch. Therefore, we would like to keep the walkway to the terrace clear.

The kitchen should include a cooking island and be open, as already drawn on the rough plan. The living-dining area should also be open and at most separated by a fireplace as a room divider. Honestly, we don’t know if that will work with the dimensions.

We have an appointment with the architect soon and would like to roughly present something that might make sense. I am reading many threads here where the architect’s drawing is attached and many give their opinions. Often the floor plan has some flaw here or there, which is completely normal.

Therefore, I would like to know in advance what dimensions you would recommend for our building project, whether the floor plan with 140 sqm is even feasible, and whether you might have suggestions on what could be planned better or differently. We are very uncertain about the dimensions, about how much space is approximately needed where.

Always draw to scale. Graph paper 1 square with 5 mm = 50 cm Furniture desired or existing to be drawn to scale. The meter stick will become your best friend. Walk through your apartment and others with open eyes. What is tight now should become larger, what is optimal now should be maintained. For your sketch Hallways too wide On the ground floor living cooking swap

The proportions don’t seem “right” to me, but I’m not a professional.
Hallway upstairs = 1/3 of the space
The stairs seem too short to me and take up an insane amount of space
In return, parents’ bedroom is tiny
Fireplace right next to the couch
Couch directly in front of the wall (are you nearsighted? ;-))
etc.

Instead of spending time on a DIY floor plan, I would a) first look for ready-made floor plans that you like. b) I would write down exactly what you want and what the limitations are, including the measurements of your desired furniture. Then take that to a professional.

Below, I also notice that there is hardly any storage space in the living room, or play area for a planned child. That child also always comes into the living room with dirty shoes from the garden... (it's the same with us, terraced house problem after all... I would handle it differently in a detached house!)

Try also to go through a "typical day." For example, the dressing room upstairs would already annoy me because my husband goes to bed much later than I do and then fiddles around putting away his things or something like that. I would find access to the bathroom great if I plan with a dressing room.

Where is north? Top of the plan? And why the living room on the terrace ... Eating/cooking at the terrace is much more practical.
