Hello dear members,

after quietly reading along for a long time and bindingly reserving our desired plot, we are now venturing into the planning of our city villa. We have been inspired by many catalog floor plans and have scribbled a lot on paper. The result is now a design with which we are reasonably satisfied. We would now like to have it commented on by you so that we know what (does not) work in it.

House design
Who is the designer Do-it-Yourself
What do you particularly like? Why? Our space requirements are covered. Entrance in front, centered.
What do you not like? Why? We don't know if the upper floor works like this. To give the sports room a functional size, we had to move walls and reduce the corridor on the upper floor. Does this possibly let in too little light upstairs? Also, we don't know if the utility room is sufficiently sized.
Preferred heating technology: air-to-water heat pump + controlled indoor ventilation

If you have to do without, which details/extensions
-you can do without: pantry, door from the utility room to the garage, straight staircase (although we like that it is easy to walk on and offers storage underneath)
-you cannot do without: sports room, two children's rooms, office

Why is the design the way it is now? e.g.
What makes it particularly good or bad in your eyes? See above. We have integrated all rooms but do not know if the upper floor works like this. We also have concerns whether the storage space is sufficient.

Regarding the orientation, it is planned to place the house as close as possible to the street (N/E) so that the garden on the S/W side offers as much space as possible.
Now enough words: we look forward to the feedback from the lion's den. ;-)

9.33 sqm with two doors is already very tight for the utility room. Where do you want to hang laundry?

I'm not a floor plan specialist, but today I felt like taking a look:

The "platform" above the stairs, which was created by extending the sports room, in my opinion is not acceptable at all. How do you want to get there to clean windows or remove dust?

The door positions directly at the walls reduce the space available along the walls. Personally, I would place the doors (where there is enough space) at least 60 cm away from the wall.
The utility room was just mentioned. There is probably far too little wall space for heating, washing machine/dryer, and all the connections.

What is the exterior door in the bathroom for?

By the way, you should draw in furniture, then you can better see whether something works or where there are problems.
Especially the kitchen I find hard to furnish.

Pantry and kitchen do not work like this. Too little counter space, too little room to move. The dressing room can also not be furnished sensibly and takes up a lot of space for little usable area. The cloakroom doesn’t work either. You would always have to step over all the junk that gets dumped there with children to get to the guest toilet. And all that in such a small space...

In plain English: You have accommodated more rooms in 180sqm than would be possible in 200sqm :p And it doesn’t look open, as you wish, either...

That’s a point. The problem is that we didn’t want to make compromises on either the office/guest room or the living/dining area. Maybe it makes more sense to place the utility room to the east and make it bigger + remove the outside door?



You’re probably right.. We had thought about assigning this part either to the sports room or the bedroom, but the consequence would be that the hallway no longer has any natural light. Questionable whether that would be bad..

A copy error from the ground floor. Of course there will be a window there. In general, the window positions are not fixed. We initially focused on the interior floor plan.



Thank you. Better to combine kitchen and pantry? Or "halve" the pantry? Alternatively move the access to the pantry to the right so you can plan an L-shaped kitchen on the left? We actually wanted a separate cooking island. That will probably be difficult..



What doesn’t work with the cloakroom? The plan was to place a cupboard (100x60) to accommodate the jackets of the season.



That’s probably a point. On the other hand, you find many floor plans with 2 children’s rooms and an office on 160 sqm. Then with 20 sqm more a sports room should also be possible..

We look forward to more ideas and suggestions for improvement.
