Hello dear members,
after quietly reading along for a long time and bindingly reserving our desired plot, we are now venturing into the planning of our city villa. We have been inspired by many catalog floor plans and have scribbled a lot on paper. The result is now a design with which we are reasonably satisfied. We would now like to have it commented on by you so that we know what (does not) work in it.
First, the questionnaire:
Building development plan/restrictions
Plot size 600sqm (20x30m)
Slope no
Building window, building line and boundary 3m distance
Number of parking spaces 2
Number of floors max. 2
Roof type all
Style modern
Orientation garden facing S/W
Requirements of the builders
Style, roof type, building type city villa with hipped roof
Basement, floors 2 without basement
Number of people, age 3 (36,35,2)
Space requirements on ground floor, upper floor about 85sqm each
Office: family use or home office? home office
Overnight guests per year 4
Open or closed architecture open
Open kitchen, cooking island yes
Number of dining seats 6, expandable to 10
Balcony, roof terrace no
Garage, carport double garage

Who is the designer Do-it-Yourself
What do you particularly like? Why? Our space requirements are covered. Entrance in front, centered.
What do you not like? Why? We don't know if the upper floor works like this. To give the sports room a functional size, we had to move walls and reduce the corridor on the upper floor. Does this possibly let in too little light upstairs? Also, we don't know if the utility room is sufficiently sized.
Preferred heating technology: air-to-water heat pump + controlled indoor ventilation
If you have to do without, which details/extensions
-you can do without: pantry, door from the utility room to the garage, straight staircase (although we like that it is easy to walk on and offers storage underneath)
-you cannot do without: sports room, two children's rooms, office
Why is the design the way it is now? e.g.
What makes it particularly good or bad in your eyes? See above. We have integrated all rooms but do not know if the upper floor works like this. We also have concerns whether the storage space is sufficient.
Regarding the orientation, it is planned to place the house as close as possible to the street (N/E) so that the garden on the S/W side offers as much space as possible.
