Floor plan: Building on a slight slope - not enough for a basement due to excavation?

If there is a Baufirmenzwang, then the tax office assumes a tied transaction. But maybe you are lucky and it is not stated anywhere in the contract documents. Then they might let it slip through. However, if it is not in the land purchase contract, you do not have a Baufirmenzwang either.

Okay, that's interesting. No, actually it doesn't say anywhere in the contracts, but I still prefer to include it in the financing, better safe than sorry, thanks for the tip! After all, it shouldn't fail because of something like that...

You prefer a solid house, then just build that! If, as you say, there is no building obligation with this company, you have complete freedom of choice. If there is, it makes a noticeable difference in costs, does it fail because of that? Probably not. Does it hurt? More likely ;)

Example.
Plot 50k (you say dirt cheap, how much does it actually cost?)
Construction costs 400k

Property tax (depending on the federal state, where are you building?) Assumed 5%

without tied selling = 2,500 euros
with tied selling = 22,500 euros

Well, I’m not the sole decision-maker there per se. The majority is for prefabricated houses – well, then we’ll do that. It’s not like I find it inferior or anything, I just simply prefer solid houses. But our decision for the prefabricated house is already made, we’ll be signing the contract on Sunday.

The plot is 1530m² and is supposed to cost 54k. :) I think it really can’t get any cheaper in the Berlin outskirts....

House construction. The land issue will probably take another 3-4 months.
