Yes, better clarify beforehand. I work in a branch of the construction industry (geothermal energy) and I get to hear from our customers what kind of challenges you can quickly face then. There is actually no development plan and the municipality couldn’t tell us anything about terrain alteration either. So we are free there. Yeah, I know, it’s crazy, but there is no sewage system in that town, they all have cesspits. KfW40 was certain for me from the start, precisely because of my work, all the heating stuff is privately contracted and not done by the construction company. That makes everything significantly cheaper – well, and you don’t give up hope that the funding will start up again soon. We’re not dependent on it, but you know what they say about a free horse... well, you know...

Have you already clarified with the provider whether and if so in what form all of this is possible? Why actually a prefabricated house?

Yes, everything has been clarified :)
Actually, the plot comes through the house building company, so our decision fell on the construction company (the plot is dirt cheap, we'd be pretty stupid if we didn't do it). I myself would also prefer a solid house, but oh well... I know the house building company through my work, so our choice fell on the company.

Then immediately include in the financial planning that the property transfer tax also applies to the house price.

No, it's not that simple. The realtor does not work directly for the construction company, only on commission. The land is directly from the district, which is why it is so cheap (untraceable community of heirs from the 18th century blah blah, therefore sale via the district). The acquisition is a bit complicated. So, the purchase is directly from the municipality, not from the construction company, so I think we only have to pay the real estate transfer tax on the land – correct me if I'm wrong :)

This arrangement interests me more closely; I don’t think one can say this isn’t a tied transaction. Otherwise, there should be no obligation to build with the prefabricated house company; according to you, however, there is.
