We found the plot on the internet; it is marketed by a company specialized in land development. There is no developer obligation or similar.
Completely independent of this, we signed a contract for work with a construction company a few weeks ago. At that time, we did not know the building area yet; we originally had a different building area in mind.
So both companies are in no way connected.
IMHO you should present it exactly like this if the tax office sends the questionnaire for real estate transfer tax. Then it either goes through directly or not. If not, you should, in my opinion, file an objection. You justify this by stating that there is no economic connection (as you explained: developer-free, plot found independently, plot seller independent from the contract partner, contract not specifically concluded for this plot).
