Would be too convoluted for me personally. And what bothers me again: the parents give themselves a large bedroom and one child has to make do with 11m2. Here I would definitely swap the bedroom and children's room. A bedroom only needs to fit a bed and nothing more, if there is also a dressing room. But a child LIVES in their room. - Why separate the living room? - Why this recess at the entrance to the living room? Why not continue the wall? - Also in the office, why move the wall back to the bathroom? - What is the bay window for? It brings you nothing but costs. - What is supposed to go in the basement? The basement would be way too big for me personally. Overall, the floor plan is too convoluted, complicated with far too many unnecessary corners.

By the way, I would place the fireplace so that you can see it from the dining table as well and not squeezed right next to the TV.

Thanks for taking the time and looking over this!

Briefly on the topic of knee wall and roof pitch, these are given to us as is. Unfortunately, more knee wall is not possible.

The problem with the smaller children’s room is currently also our (still conceptual) issue. The difference is simply too big.
The placement of the stairs came from the desire for the room above the garage to be accessible from the upper floor, and in our opinion this variant is the most space-saving. Otherwise, the room would have to be accessible through an intermediate door in one of the other rooms. However, the note about the long hallways is correct, that needs to be reconsidered.

Regarding the ground floor, the recessed wall in the office is intended as a space for shelves or, later on, for cabinets. The office should later be convertible into a bedroom, but it might get a bit tight. According to the client, a pantry is a must. :-)
At our request, the fireplace is also to be relocated, out of the living area and more towards the dining area. The note about the offset wall is also good; it’s not really necessary.

According to the construction company, the construction costs should be turnkey at around €380,000. However, we are still waiting for the first offer.

Anyway, I’ve definitely received some suggestions and food for thought. In the circle of relatives/friends, you tend to be praised for your designs; real criticism is almost refreshing... ;-)

Where is that space-saving? You have so many walking routes on all floors because of that - it would be better, for example, if you planned a corridor with a straight staircase - which you could then also illuminate reasonably well.
In the north would be utility rooms, such as cloakroom, WC, utility room and, for example, guest room or parents' bedroom and bathroom on the upper floor, and in the south, for example, living, dining, kitchen and the children's rooms. I'll try to sketch something right away as a suggestion (of course, I'm just an amateur as well).

.. I agree, you don’t plan a staircase at the outermost corner of a house, that only results in long useless traffic paths, the planning is simply botched, I can only recommend the builder to put themselves in qualified hands, anyone who wants to spend over 300,000 euros on their house should have very very very precise thoughts made about the planning ... but please by a professional .. if you have a toothache, you don’t go to a locksmith either, even though he has plenty of pliers :D
