Hello dear forum community,

my wife and I are planning to start our construction project in a few months. It is a city villa with about 160 m² of living space.
We have already purchased the plot (540 m²) and are now in the planning phase. We would like to build with a general contractor and are actually quite satisfied with our current one.
However, we are not quite sure about the layout whether it is well thought out. This is our first (and hopefully last) construction project. We would love to hear feedback from perhaps more experienced people who can give us some tips. Many thanks in advance!

Please fill out the questionnaire

https://www.hausbau-forum.de/threads/grundrissplanung-unbedingt-vor-Beitrag-Erstellung-lesen.11714/

The dining area is too narrow. It gets tight at the kitchen island.

The walk-in closet feels very narrow.

Be sure to draw the correct furniture to scale.

I am missing storage space.

I find the layout in the kitchen/living area unfavorable. I am a fan of free, straight walkways and to get to the terrace, you have to weave around quite a bit. Ultimately, however, this is just a symptom; I find the furnishing in the room generally wrong. I would create significantly more openness towards the west and not place the kitchen there.

Oh sorry, I had overlooked that. Here is the questionnaire.

Development plan/Restrictions
Size of the plot 540m²
Slope no
Number of parking spaces 1
Number of floors 2
Roof type hipped roof
Style modern

Requirements of the builders
Basement, floors no, 2
Number of persons, age 2, both 32
Space requirements on the ground floor, upper floor 80, 80
Office: family use
Open kitchen, kitchen island open kitchen with kitchen island
Number of dining seats 1
Fireplace no
Music/stereo wall no
Balcony, roof terrace no
Garage, carport carport
Utility garden, greenhouse no

House design
Who created the design:
-Planner of a construction company yes
-Do-it-Yourself no
What is disliked? Why? The dining area seems too small to me, as does the living room wall. The garden faces north, so the garden is located on the side.
Price estimate according to architect/planner: 368,000 including additional construction costs
Preferred heating technology: heat pump

If you have to forego, which details/extras
-can you forego: possibly the room downstairs could be smaller
-can you not forego: open living/dining area

Thanks first of all for the quick feedback. How could it be possible to make the dining area a bit larger? Parking space is also an issue. Should we give up the living area on the ground floor and possibly install the kitchen there?

The problem is somehow that the carport including the shed is on the right and the access to the garden is to the west. Where should the living room go then? Towards the garden doesn’t work with the living room either, right?

Just juggle a bit with the zones Living/Dining/Cooking and reconsider the facade design accordingly for North and West
