Floor plan 160 sqm single-family house - improvement ideas?

The thread is slowly becoming interesting after all. What does the plot look like? A site plan would be really nice. 350 to 400 thousand - with a basement that will be tight. Do you really need it? What is supposed to go in there?

Good point - maybe just build with a slab and make it bigger instead. For example, we are also only building with a basement because the basement level is completely exposed on the slope side and we gain two rooms that way. Otherwise, a full basement would be wasted space for me...

The plot is rectangular 28 x 37m (short side facing north). There is no slope, flat green area. On the north and west sides there is no development and an unobstructed view of fields. On the east, southeast, and south sides there is a single-family house each, but all plots are around 800-1000 sqm, so no nearby buildings.

A basement is almost mandatory because I have hobbies that require a lot of space. Brewing system, fishing equipment, woodworking shop, and maybe soon a game chamber... I would have to build much larger to manage without a basement.

I have an offer for a log house with 160 sqm for around €270,000 (including electricity, heating). This would leave €130,000 for ancillary building costs and basement if I assume a budget of €400,000.

You’re good. Maybe someone will give you money. You could ask around. But the normal way is to adjust your demands to your budget. Besides, the whole thing sounds like anglers and hunters. Constantly dragging the dead animals into the basement – my husband wouldn’t be allowed to do that. Afterwards, you might attract rats. Such things belong in an outbuilding.
