Hello everyone,

finally we are also allowed to present our first planning statuses for discussion. However, we are still in the conceptual phase because it was initially about whether the plot is suitable for our ideas at all. Therefore, no contract has been signed yet. But we definitely want to continue working with the architect. The reason for the "preliminary investigation" with the architect was that there are a few restrictions on the plot that must be taken into account for the planning and which would have been a dealbreaker for some when purchasing. These are:

- the large row development in the west with specified building heights of 10.5 m for the full floors and 13.5 m for the final recessed floor. The heights must be strictly adhered to in any case. Distance from house edge to our house edge is 16m
- and that it is a sloping plot with a 3 m incline from SW to N.

We then concluded that we can live and build very well with the purchase and the possibilities we have. Because the plot has other charms in contrast to other plots.

Further basic comments on the design:


    [*]Before the design from the architects' conception is discussed, it is important to know that, as mentioned, it was primarily about presenting the basic idea, positioning, and exterior shell. Accordingly, the room program was secondary. The windows etc. are completely missing so far.
    [*]Access to the basement is provided via the split-level in the design. However, this will definitely be solved via the main staircase. This was also offered.

Maximum heights/limits: Residential building height max. 6.5 m and max. 10.5 m building height measured from the top edge of the access road in the northeast
Other specifications: Garages/carports only permitted within the building window or the yellow-marked areas designated for this purpose

Client requirements
Style, roof type, building type: Bauhaus, flat roof -> It would be nice if we can actually incorporate the Bauhaus style with some elements and design the conception accordingly. We can also imagine a puristic pitched roof.
Basement, floors: Basement -> basement, ground floor, and upper floor
Number of people, age: 29 + 28 + 1. It would be nice if we are four in the future
Space requirement on ground floor, upper floor: Together approx. +/- 170 sqm² LFL
Office: We definitely need an office.
Overnight guests per year: 3-4
Open or closed architecture: Basically, we are fans of open architecture.
Conservative or modern construction: modern construction
Open kitchen, cooking island: Yes, an open kitchen with cooking island would be our wish.
Number of dining places: 6-12
Fireplace: No
Music/stereo wall: There should definitely be space for the 5.1 system.
Balcony, roof terrace: Not absolutely necessary. But we once had the idea of working with a small roof terrace upstairs where we use filter facade elements as privacy screens (this can be seen in our version of the room program). Inspired by the idea of a house without windows. Partly built with courtyards.
Garage, carport: Carport
Utility garden, greenhouse: No

House design
Who is responsible for the planning: Concept by the architect and alternative versions of the room program by us.
What do you like particularly? Why? Split-level and air space reflect the idea that you build with the terrain and have access to the top and bottom through two terraces protected by pergolas. We also like that you can move all around the house. The air space makes it light and creates another continuous line of sight upwards, which could be closed, for example, with a skylight. The cubature was deliberately placed on the western edge of the building window, even if it means getting closer to the row buildings, in order to allow a more protected terrace on the east side. Because in the east, there are only garden plots and a narrow access road that is not intended as the main access road.
What do you not like? Why? Room program: Basically too small and difficult to use room layout. We are reluctant to give up the split-level because it supports the idea of adapting to the terrain and thus provides access at the bottom and top. On the other hand, it consumes space and functionality. The same applies to a possible air space above. Also, the rooms are generally too small so far, considering that quite a bit of area should be available at 170 sqm.
Price estimate according to architect/planner: So far no concrete cost estimate by cost groups. However, we have given our budget and the conception was made accordingly with the assessment that it should be possible.
Personal price limit for the house, incl. equipment: maximum €625,000
Preferred heating technology: Geothermal energy

If you have to do without, which details/extensions
- can you do without: If reluctantly, in doubt without controlled residential ventilation, home automation, and geothermal energy.
- cannot do without: Blinds, garden in the east as a protected area for eating, relaxing, etc., as the street in front is not the main access road and should be screened with appropriate planting.

What is the most important/basic question about the floor plan summarized in 130 characters?

Of course, we want honest opinions about our project to get suggestions on what must definitely be considered and above all could be solved better. Especially regarding the room program and the layout, we still find it difficult to assess how the sizes will turn out, etc. Currently, we consider ideas on how to do things better without departing from the original basic idea.

We had already included the basement garden last year with . I do not see a split level here at all – as long as there is no half-storey offset following the terrain – but merely a multi-storey living room. And I see the waste of space due to two single-flight straight staircases, as well as a towel-shaped row house standing crosswise on the property.


I find that hard to believe.

I knew it would be tough from the other threads. But somehow I would have wished for a different first post about it .

Yes, it is of course not a real split level. We just called it that for ourselves for now. I agree with you, as well as with two straight staircases that take up space. That was also something that we didn't really like, even though we wanted to stick to the basic idea.

What I can't quite understand, though, is the orientation of the cubature? What bothers you or how would you prefer to do it differently?

Two quick points: - Kitchen is ridiculously small in comparison. 2.80m width and cooking island do not fit. It should rather be 4-5m - Terrace should be next to the kitchen and not the living room

We definitely see point 1 the same way and possibly have an approach to the solution. Regarding point 2, I also agree, but currently, we wouldn’t know how we would implement it.

Garden level and then it gets a mini pseudo living space

Kitchen and dining in the garden level

Remove the air space upstairs proper bathroom upstairs

Possibly proper split level

There is too much design here and too little function.

Mini bathroom - reminds me of the bathroom in my first 45 sqm apartment
