first of all, thanks for all the feedback!
a few rather general points:
[*]the mini site plan was considered too small in some feedbacks, so attached is an aerial photo, hopefully that is better
[*]the plot has a slight slope, going downhill to the east
[*]the east side is the nicest side
[*]the plot has 550 sqm with 80 sqm of existing building from the 50s
[*]in front of the large window on the south side, at the property boundary, there is a medium-sized tree (next to the neighbor's garage) that would serve as a privacy screen
[*]regarding the number of rooms: two home office rooms are needed (I have been working like this since 2008), but there will be no customer/public traffic etc.
[*]currently we also live with an open kitchen, there were no problems with smells
[*]I personally know the architect (not just online). I came to him through a personal recommendation. Originally trained as a bricklayer, focus not on single-family homes
Otherwise, I also had the conversation with the architect. I took a lot of the feedback, for example:
[*]the "recesses" at the front will disappear,
[*]the guest WC will get a window and will be bigger, as will the cloakroom and the technical room
[*]the windows should be uniform in the next draft, or partly disappear
[*]the staircase should also fit tall people because of the room height
[*]access to the terrace should be via the east side. The terrace should also run around the corner to the south side
I had not addressed the topic of the open space (Luftraum), and now I am unfortunately still very uncertain. As I have learned by now, you can do quite a lot wrong here. There is a prefabricated house model park nearby; there is a house with a similarly large open space, which I will look at on Sunday. Or does anyone have tips on this (better leave out, possibly make bigger)?
Otherwise, the architect will create a revised design next week. Then there is some time over Christmas to think it over at least somewhat calmly and also to get feedback within the family environment.
