Thank you very much for the detailed answer.
The construction area will not be developed until May, so unfortunately we do not have any more detailed information yet.
The lowest point is at the bottom left directly at the roundabout, the highest is at the top right (so ascending from the street). Across the entire plot area, the 3 meters do not look like an extreme slope now.
Basically, our idea is to build a basement and not completely bury it in the front - so you still get daylight, for example, in the hobby room and save excavation. With the excavation that arises, one could then possibly even out the rest of the plot area somewhat.
The terrace is planned to face south.
Yes, including incidental building costs, excluding the plot.
Of course, turnkey is not possible with this budget and the current moon prices.
We are possibly considering having a closed shell built and doing the rest partly ourselves (floors, painting, interior doors).
We drew the "plan" ourselves, so it is rather a sketch. As soon as a final plan is available, we will gladly get back to you
The freezer is not intended for the pantry. That is only meant to serve as storage space for food.
We were not quite sure about the hallway area yet, as we do not know how much space the stairs will actually take up and how to ideally allocate the space.
We decided against the bathtub and have thought this decision through carefully
Let's see if we can still gain a little space here or there. It is important that the children's rooms are large enough; if necessary, the dressing room must then be completely replaced by a closet.
As soon as the building plot is developed in May, as quickly as possible.
Yes, building very close to NES.
The main problem is still the search for a suitable general contractor.
We have already had several consultation talks, especially with the large prefab house providers, none of whom so far have shown the motivation to really respond exactly to our wishes (80% were only focused on finding out what our maximum affordable monthly rate was and then planning our house accordingly).
With the good providers (massive construction in our case) there are now sometimes waiting times of one year or more.
Therefore, among other things, the idea that we assign individual trades ourselves – even though not from the construction industry – means you have a lot of time in one year to plan yourself and at the same time keep the budget relatively narrow.
For massive construction or earthworks, I can recommend Erhard Reichenbach. However, since July 18 he has not been taking work for 19 anymore. He carried out the earthworks/foundation slab/retaining wall for us. Anytime again.
The budget is too tight for basement, house, incidental building costs, even with a lot of personal effort. Plan more in the basement than for building services, laundry, junk room and hobby room. A 3 meter height difference is not exactly little. Although only 1 meter may fall within your building window.
Relatively inexpensive with good work should be the carpentry Romeis in Burkardroth. I know two who built with him and are very satisfied.
A son of an employee – builds in your area – has the shell built by Town & Country.
Look at show houses – even if you do not want to build with these companies. Rensch-Haus has two, Hanse has some (unfortunately not all open anymore), there are some show houses in Würzburg.
Just look at them to get a feel for the rooms.
The pantry is so small it fits in two closets as well.
Use graph paper in this phase and always draw in the furniture.
A house without a bathtub is not an option at all. Better throw out the shower on the ground floor.
