I’m not familiar with hillside construction, but I’ve only read about expensive prices for modeling and L-bricks.

My extract is based on your development plan excerpt. With the indicated property boundaries and the given dimensions, I am missing about 100m² to the claimed property area. Either something is wrong with the scale, or with the planned property boundaries. If the parcel is already subdivided, you surely have an excerpt from the land register map. Show it or correct my plan so that the creative ones here can make suggestions on positioning and orientation.
The heights at the property corners are interpolated from the contour lines of the development plan and assume a uniform slope.

For massive construction or earthworks, I can recommend Erhard Reichenbach. However, since July 18 he has not been taking work for 19 anymore. He carried out the earthworks/foundation slab/retaining wall for us. Anytime again.

The budget is too tight for basement, house, incidental building costs, even with a lot of personal effort. Plan more in the basement than for building services, laundry, junk room and hobby room. A 3 meter height difference is not exactly little. Although only 1 meter may fall within your building window.

Relatively inexpensive with good work should be the carpentry Romeis in Burkardroth. I know two who built with him and are very satisfied.

A son of an employee – builds in your area – has the shell built by Town & Country.

Look at show houses – even if you do not want to build with these companies. Rensch-Haus has two, Hanse has some (unfortunately not all open anymore), there are some show houses in Würzburg.
Just look at them to get a feel for the rooms.

The pantry is so small it fits in two closets as well.
Use graph paper in this phase and always draw in the furniture.

A house without a bathtub is not an option at all. Better throw out the shower on the ground floor.

Just imagine that with individual contracts it's not that easy. Who coordinates the trades, who calls for bids or sets the requirements, and in the end, you need a lot of patience. Not even general contractors working with companies from the region can find electricians or plumbing companies anymore.

I see it the same way as , something doesn’t add up with the relationship between dream house and budget.


Floors, painting, interior doors... possibly also the plastering work, even paving with two friends... those are completely different tasks than what a closed shell requires.
Painting and flooring work are anyway not included in a turnkey offer and are often done by the builders themselves.



Even a sketch can have measurements. You should draw it yourself at least once, also to get a feeling for the sizes.
A sketch can never be perfect, for example if the wall thicknesses are not taken into account.

A freezer is storage space for groceries.
Other groceries should and can have space in the kitchen. The residential area looks like you have three large discounters right outside your door.
Your pantry is just shoved in awkwardly - both rooms suffer from it.



I don’t believe that. If you have worked hard on the construction site for 2 weeks (flooring, interior doors, painting), then you want nothing else than an hour-long bath with pine needle scent.
That will also apply later when the outdoor facilities are being made by EL.
The children might also want to bathe, or are you going to put them in the shower at one year old?
