Hello, we received the first draft from the architect today, it is for a prefabricated house, you can basically design and change all the rooms except for the bathroom freely.
I have uploaded the pictures for the ground floor and upper floor separately again, it is not quite clear in the first two pictures.
Knee wall is at 1.50 m, gable roof 45 degree pitch.
Just wanted to ask what you think of the draft and what might be changed.

Best regards Marc

In a nutshell:

Congratulations on making the best use of the knee wall/roof slope by turning the space there into a built-in closet! My point: folks, use the slopes for cabinets and stop with those uncomfortable urban villas! :)

However, I don’t like the kitchen at all. Compared to the living room, it is meager in terms of space, while the living room flaunts over 40 sqm that nobody needs.
In the kitchen: the centrally arranged kitchen work surface measures a narrow 60 cm according to the drawing – when cooking, the grease splatters onto the floor behind it or hits the person sitting there.
Additionally, the remaining "corridors" are 2.10 m – so 1 meter on each side of this space eater. -> leads to congestion at the dining room door.
Honestly, I only see people crashing into each other when entering this room. What was the designer thinking?
You have to walk around these tall cabinets. Not nice either.

What we think of it depends on the requirements it should meet - you would still have to compare those.

Otherwise, briefly: buildable - yes; plot used as optimally as possible - in my opinion not; and I rather believe in the Christ Child than in pipes that can be accommodated in 6.5 cm thin walls (which I also read as a hint at a budget provider).

What led to the pronounced long format of the floor plan?

You write elsewhere that your partner is the head of the building authority - surely plenty of house ideas must have passed through her hands, were there no smarter inspirations among them?

Pipes are in the bathroom next to the toilet and not in the 6.5 cm walls. Shortly after the house ends in the north, there is the canal. Then comes the stream and above that is some meadow but nothing else to build on. Therefore, it is somewhat elongated but I think this way you get the best out of it by using the upper half as a garden.

I don’t see any installation drywall panels anywhere, and “surface mounted” ;-) you probably don’t want to have the pipes. I have since checked and have the impression that you stayed with the Dennert Massivhaus Icon 4 as the basic model. How far had your view actually wandered that you ended up there again?
