Hello everyone,

I am new here and wanted to show our first draft and hear your opinion about it. We are open to your criticism and suggestions for improvement.
It is just our first draft and somehow some rooms are quite elongated. The furnishings are only filler items and can be changed at any time just like everything else.

On the plan, the driveway is to the north (at the top of the plan) and the garden is to the south.

Thanks in advance for your efforts.

Regards

Stan

Hello!!

I have two suggestions for improvement.

1. The width of the living room of 3.88 m is a bit narrow. We also had such a design and it was too small after measuring. I advise you not to plan a living room with less than 4.30 m in width.

2. Two doors in the bathroom personally seem completely pointless to me and will surely cause problems over time. Besides, it wastes a lot of space.

best regards

Hi!

We have also tried out what feels like 747 variants of our house;).

The "tube problem" arises from the staircase. Off the top of my head, I can think of reasons against this design of the stairwell (I have never seen it like this before).......What speaks in favor of it??

Otherwise, you can definitely make something out of a house of this size.

Best regards, TomTom.

Why a children's bathroom? Low sinks? Better to have a full bathroom on the ground floor! Possibly cut it off from the utility room. And possibly exchange it for a "playroom." Children in a 4.5m² playroom? No child would willingly play there. Better to allocate the space directly to the children's rooms!

Except for the playroom, I find the layout very good! A children's bathroom is always great, you really learn to appreciate it when four people have to get ready at the same time. Friends sleeping over during childhood or the kids' first relationships staying overnight. Two bathroom doors is top, we planned it the same way and it doesn't bother at all in a 15m² bathroom!

Hello everyone,

thank you for your answers.

The playroom is only called a playroom, it is probably a small office or a room with a console and TV for the child in the man.

We really liked the straight staircase in a show home exhibition and in my opinion it is also better suited for transporting bulky items.
Which staircase design would you prefer?
In our opinion, the children's bathroom offers some advantages over having only one bathroom. That was the case in our home as well.

So far, we have decided to probably make it half a meter wider to widen the living room.

But apparently the floor plan is not so bad after all. :)
