Access from the garage to the utility room will not be possible, among other things because the garage will be about 50 cm higher than OK FF.
We have now decided not to fill up to street level but to have OK FF about 1 m below – so roughly as the terrain currently slopes. We have made some smaller changes again, especially larger windows and a different attic staircase in the upper floor.
I have attached the current floor plans and elevations again.
The following questions still arise for us:
1) Additional double casement window in child room 1? The upper left corner of the house faces exactly east – an additional double casement window would therefore face southeast – an enlargement of the side window would face northeast [Neighbor’s roof terrace is 8m away]. What would you recommend also considering price/performance? Is it even advisable to create more window area here?
2) Access to the underground garage room from the second basement room at the bottom left?
Would be an option to get out quickly by bike later if we park the bikes there and ride through the garden to the street below. An alternative might be a lockable lift/slide terrace door.
3) Seat window in the ground floor living room:
Will it be sufficient to install the window flush with the outside or should a cantilevered construction be chosen? What would be the advantages and disadvantages? (We are building with Ytong 36.5 without additional insulation)
4) Ventilation system yes/no: KFW55 standard can be with or without. What would be your recommendations for Ytong 36.5 without additional insulation? It’s not necessarily the case that we want to invest the additional ~10K€; we might rather put that into a photovoltaic system.
Heating technology will most likely be an air-to-water heat pump.
5) Spiral staircase from ground floor to basement living room
To connect the two living areas, we had thought about a spiral staircase from the ground floor living room to the basement (in addition to the cellar stairs), either in the upper or lower right corner of the living room, so that we have a shorter way to the garden. What do you think about that? Could such a staircase possibly be installed later after some years when the risk of children falling is lower due to age?

P.S. I find the discussions here great, everyone says their opinion directly and frankly – in the end as the builder you can pick what might help you further. We have also thought intensively again about the suggestions regarding the (partial) sleeping area on the ground floor and have created/looked at floor plans accordingly. Overall, it is currently better for us this way – thanks anyway for the hints.
