To estimate what you can pay for the plot, it is also essential to know how much the house will cost you all in all. And 1 to 1.5 years you can simply forget. How exactly do you imagine the schedule? So that someone can bring you back down to earth.

1 to 1.5 years is completely unrealistic. A prefab house already has a two-year delivery time after the planning is finished.

Standard land values and the actual value of the property are currently less meaningful.
Either pay or just watch.

What does your financial framework look like?
400k for a semi-detached house in this location will be tight, especially if all incidental costs are already included.
Because keep in mind that foundation, water connections, kitchen, garden, etc. quickly take another 100k.

What I want to get at is, if you only have 900k then the plot is too expensive for you.

Am I mistaken or is the property currently not developed? The 50k demolition costs would then have to be factored in and considered as a depreciation in the property price.
