Currently, there is fear going around that either the apartments will become more expensive (Betongold) or everything will collapse because no one has liquidity anymore. Therefore, I actually want to sit out the whole thing with the condominium in the portfolio.

Well, then just wait in case of doubt. If the apartment was such a bargain, it should be possible to sell it at a good profit. There are definitely still liquid people... Otherwise, be sure to clarify the financing before the notary. Otherwise, you might end up underwater.

Is there a default risk on the current tenant's rent payments? Or civil servant/pensioner/social/asylum benefits recipient?

The risk of default is very low, as the rent is paid entirely by the authorities. In any communication with the authorities, I assist my tenant (positive karma) and can contribute to ensuring that no payments are missed. -> has been like this for many years.

A note from me. The value of a rented condominium is different from that of an unoccupied one (namely lower). At the price you mentioned, the yield does not even reach 3% (at a purchase price of 300k approx. 2.5%, purchase ancillary costs not considered, which also have to be paid). And that is gross before management costs and taxes. So an extremely unattractive investment - at least for a capital investor in the real estate sector.
The owner-occupier will demand a significant price reduction because they have to enforce a termination for personal use.
