- complete static analysis (50 pages+)
- planning documents for the ventilation system, water pipes, etc...
- calculations with all values for the insulation
- energy certificate, because we requested it from the KfW expert

basically we received everything, the complete documentation.

basically changes nothing, as it is legally the same. the only difference is that once the builder receives the documents directly, and the other time the community of owners (company or whatever) gets the documents. a general documentation obligation in Germany for things "placed on the market" is specified in the respective guidelines. in the case of a condominium, you may have to contact the community, which could then, for example, make copies for everyone or at least allow access. in the end, the administrator of a normal condominium is a neighbor, and you can talk to them. and a thermal bridge can still easily be checked with a thermal imaging camera. nowadays these are also available cheaply for private individuals to buy, or you can borrow one or have a professional come directly.
