We also took a lot of furniture, lamps, etc. with us.
By the way, our kitchen only cost around 2K€ (+ separate refrigerator), still looked great after 6 years, and was taken along. Put a new countertop on it, I made a corner cabinet myself. It looks great again. Of course, it’s not a hypermodern kitchen with glossy fronts and all the bells and whistles, Miele appliances, etc., but it’s completely sufficient for the beginning.
During the selection process, we deselected one thing or another, but you can’t save much more than 10K€.
The plot was flat and did not require excessive (around 2-3K€) additional soil improvements.
Nevertheless, we needed by far more money than you are planning here.

What one forgets is that a lot is still needed afterwards.
Whether it’s garden hose, lawn mower, bathroom equipment (towel rack, toilet brush, mirror cabinet, etc.)

a) the incidental costs are not yet 100%. however, as mentioned, they are available as a reference value from a comparable object on the same building plot.
b) I have an offer from this year for €128,000 on a Kfw70 basis
c+d) special repayment from the 2nd-3rd year, before that the points mentioned step by step. as written, there would be at least €1000 surplus per month
e) sorry, I don't understand this statement. why is the value of the house not recognized? it is a prefabricated house without special equipment, where is the problem?
what do the food stamps have to do with it?
f) how are the €400 made up?

The best thing is for you to go to a bank and get advice regarding your construction project. In SH, I believe the loan-to-value ratio is around 70%. That then requires more equity... but I’m not sure, since I’m not from the banking sector. I assume your stated figures do not come from any loan offer...

How do you come up with a monthly savings rate? How does a monthly savings rate come about when the house repayment is around 1000?

You mentioned them... well, what are they looking for here? They serve to embellish salary benefits... ;) ...from water, electricity, gas (energy), trash, sewage, insurance, property tax, maintenance, GEZ, possibly risk... Reserves go separately and individually from xx upwards. In SH, one should form slightly higher reserves. And Poco doesn’t last 10 years either.

It’s just like this: if you don’t pay attention to quality, then the value also is/is going to remain not so high, where these diminishing products are installed: it starts with a wobbly toilet seat and hanging kitchen doors, continues with efflorescing concrete paving and greened plaster. The value of a house also depends on the provider. Cheap is simply cheap. I also looked at offers back then from SH... I would have had to sink at least 50,000 (rather 70,000) in any form into the house for it to radiate any value inside and out. A show home, only viewed from outside, quickly deterred me... But that’s the difference in what kind of standards one holds for themselves.

thank you yvonne, for your helpful posting. i also think that Beleihungswert and bodenbemessungsgrundlage in connection with Eigenkapital&mtl einkommen could become a problem... the banks will probably not be eager about it in any case.
