No. My sentence was an example of possibilities and flexibility. There should be three children's rooms so that everyone can have their own.
Thinking a bit further: Of course, we could also plan only two children's rooms and have another child. Then it would be 33/2=16 sqm per children's room and I would have saved half a sqm and probably also some hallway sqm, because only two doors would be needed. (And I would have more child benefit and family allowance. But now this is getting a bit absurd, sorry.)
Whether I am doing the children a favor with 11 sqm children's rooms is also relative. A rental flat in Hamburg would probably be priced for us with two children's rooms, without a garden, and so on. So rather 11 sqm own space per child, even as teenagers.
Once again about the overall situation:
You still need one more room. The third children's room. That will go upstairs with 12 sqm – thus the ground floor will also become 12 sqm larger (and in the worst case also the attic), and from 125 sqm it will become about 140 sqm up to about 150 sqm.
Understood. I come to 137 sqm, of course there will be somewhat more hallway and depending on the construction method somewhat more space in the attic. I’m no expert, but I would try to get as close as possible to 140 sqm and as far away as possible from 150 sqm.
But in this thread I rather have the feeling everyone wants to advise me to 150 sqm and more.
What is also still missing is feedback on the
financing plan:
It would be nice to have as low installments as possible in the first 5 years
Then the installment also shrinks to about 2250. Then another 5 years interest-only and the saved repayment put into the expensive bank loan.
Please think further here.
