You still need an additional room. The third children's room. That will then go into the upper floor with 12 sqm – thus the ground floor will also be 12 sqm larger (and in the worst case the attic as well) and from 125 sqm it will become approx. 140 sqm to approx. 150 sqm.

No. My sentence was an example of possibilities and flexibility. There should be three children's rooms so that everyone can have their own.
Thinking a bit further: Of course, we could also plan only two children's rooms and have another child. Then it would be 33/2=16 sqm per children's room and I would have saved half a sqm and probably also some hallway sqm, because only two doors would be needed. (And I would have more child benefit and family allowance. But now this is getting a bit absurd, sorry.)
Whether I am doing the children a favor with 11 sqm children's rooms is also relative. A rental flat in Hamburg would probably be priced for us with two children's rooms, without a garden, and so on. So rather 11 sqm own space per child, even as teenagers.

Once again about the overall situation:

Understood. I come to 137 sqm, of course there will be somewhat more hallway and depending on the construction method somewhat more space in the attic. I’m no expert, but I would try to get as close as possible to 140 sqm and as far away as possible from 150 sqm.

But in this thread I rather have the feeling everyone wants to advise me to 150 sqm and more.

- Slightly lower construction sum (how to achieve? sqm, own contribution? What is realistic?).
- Interest-only years where and how many to choose

What have your searches with, for example, the mentioned prefabricated house providers yielded? I wouldn't try to save here yet if you don't have a plan at all where you could make cuts.
Interest-only years can especially be used with the KfW. Of course, this increases the installment, as the suspended repayment must be made up again in the remaining years.

First, take a look at ready-made houses. Lichthaus 152 from Town & Country - not very small, but inexpensive. Hanse Haus Variant 35-165

Sure, that's possible, but in standard floor plans from large companies it's not planned. You would need a building services planner or an architect with a lot of technical knowledge for that. Or you do it yourself, but then you have to research intensively and spend a lot of time dealing with it. You should also have some knowledge of construction...

So rather no technology in the attic if I add one and one correctly.


Nothing yet, the prices are partly not online and if they are, you have to read closely what else is added on top.

I’ll go research and plan. It may take a while before I get back with something concrete. Thanks anyway.

Do you have an 8 sqm or larger heating room/house connection room in the apartment? A storage area for bicycles in the apartment? Storage spaces in the apartment? Unlike a condominium in a house, you need those spaces. That makes it bigger. How big is your cellar? Then in the end you get to the size of the house...
