... and, 4 years ago ... since then, prices have generally increased. This is probably also the difficulty with replacement procurement outside the boonies.

Hmm, financing is really tough. Maybe you should take a look at the catalogs of the "budget providers" after all. We built a spacious bungalow with Heinz von Heiden and are very happy there. And at a price that makes others drool. We didn't excessively save on the equipment. But it was not the heating system with all the bells and whistles, but a simple heat pump, ventilation system, etc. Maybe then forgo the KfW standard (which also saves a lot). Then no basement, but an attic with a hatch (we are still young) and a sufficiently large shed in the garden. We paid a total of 430k for our project (including bungalow (189 sqm), garage, carport, plot (123k), filling, groundworks (which were very expensive for us)). Our monthly repayment is 1400 €. I am currently struggling a lot and will go on parental leave starting January. We have one child. We completely finance the construction from my income, including all other payments like daycare, fees, ancillary costs, etc.

Just take a look at Parsberg. According to my information, there are building plots available from the municipality for about 200€/m2. The train takes 23 minutes to Regensburg, 40 minutes to Nuremberg. The small town has the infrastructure necessary for a family. Probably just not such a pronounced pub scene as in Regensburg ...

Currently, we have set a maximum price of 200€/sqm for the property; that should make the financing work as well

We have often been annoyed by these applicant procedures. There were also often income limits that were so low that I thought with such little income you cannot build on your own... Simply unfair and achieves exactly the opposite of the actual purpose of the matter

How far along are the plots already? We were once "allowed" to participate in a lottery, the plots were fully developed so that you could theoretically start building immediately. For the plot we were able to secure now, we applied in winter 2016. They were allocated in early summer 2017 and we received ours as a standby in Feb. 2018. The purchase contract was made in May 2018. The development is currently ongoing (it was supposed to be finished in November but now only the groundworks have been done). Construction start for us is only August 2019 as all construction companies are fully booked...

So we still had plenty of time to increase our equity capital

And Baukindergeld and Bavarian home ownership allowance are available now as well.
