Hello,

you will probably get the loan, but to take on 500k construction financing with that income? And then only restrict your life?

Then better look for an existing property or condominium and see how you get along there?

Otherwise, you will still live well... with a good savings rate

Yep, mathematically possibly doable, but especially with regard to a possible second child not comfortable. Inventory is the magic word.

I would say this: The equity is quite OK considering your age and salary. The family income is also OK so far, but unfortunately the plot of land is expensive.

Could you imagine making compromises on the house to reduce the investment amount and restore the balance? I'm not talking about leaving out two floor-to-ceiling windows, but radically building a Ytong town villa with 120 sqm à la Town & Country or an Allkauf Haus shell house, so that the house costs can be pressed to 200K€ (this is possible if you are willing to make compromises). The outdoor facilities consisting of lawn, grass grid paving as driveway and a DIY store carport and that’s it. Then I come to an investment sum of 500K€ minus equity, so a financing amount of 400K€, which will work with your salary until retirement! Some people say now: I don’t want to build such a cheap box. Others say: we have everything we want and will be happy here. What are your thoughts on this?

Regensburg seems to be an expensive place. But apparently, it is also possible in the surrounding area? There must be a few interesting properties there, e.g., a terraced end-terrace house or semi-detached house?! I am also more inclined towards a new townhouse in a row or a used property.

: Thanks for your comment. I know it might sound a bit decadent, but if we're going to build anyway, we wouldn't want to go for the "minimum standard."

The main problem is that the plots, at least in the metropolitan area, are not exactly cheaper or more available. But there's no rush, so we just keep saving and looking.

: Currently, we live in an end-terrace house for rent, which is okay in terms of location and so on, but we’ve realized that in the long run we’re not really terraced/semi-detached house people... it’s somehow too "close" to the neighbors (smokers, noise, etc.), so the plan to build has matured.

Existing properties aren’t exactly cheap either... at least 300-400k depending on location and year of construction... probably only about €50k cheaper overall :-(
