Financing a detached house of 140m2 in Bavaria - Is it possible?

This is quite challenging in Bavaria even with the usual suspects like Town & Country and co., despite a lot of own effort. You have to take the turnkey house for around 260, 270,000 EUR as it is offered and basically leave out all upgrades or remove things and do them yourself. If the plot still suits a normal foundation without much soil replacement, then it can work.

It should by now be well known that the 3,000 EUR/m² are for the poor soul who can’t do anything themselves and has to have laminate flooring installed for them.

But you also have to be clear that you will have to finance the entire outdoor facilities from your ongoing income. There will be nothing left for that. And it will be a lot of work; we’re not talking about 2, 3 weekends, but rather about 2, 3 full family vacations. The fewer people, the longer it takes.

Where do you get the hope that cellar yes or no would be your free decision? (You can find the 11ant cellar rule by searching on Google for "Mit oder ohne Keller: eine Regel als Entscheidungswerkzeug"). If your forum name is reasonably appropriate, I advise against refining the shell construction on your own. You are probably confusing the amount a bank is willing to give you based on your creditworthiness with the amount the finished house will be worth to them as collateral. When doing any own work, expect a discount between costs and value. Also, more than one contractor will take advantage of your inexperience and not point out dangerous gaps in your requests for quotations. I suspect there is already a concrete house design - you should show this to the forum community in the same way as to the requested companies.

Thank you very much for your information! I have given it a lot of thought today and read through many threads on the subject.

It seems sensible to further increase my equity – after all, the construction project does not necessarily have to start this year. However, I would like to have the planning in mind.

Even during the construction phase, which often lasts over a year, additional income can be invested.

The garage was more of an optional extra – it can initially be omitted. My primary goal is to move out of the rental apartment soon, as there are several reasons for this.

As recommended, I have already submitted an inquiry to Town & Country today. For someone like me, the offer seems quite interesting.

I will also find out whether there is a sensible KFW program with a lower interest rate. That could enable a higher loan.

And yes, I am aware that my lack of experience could be exploited by contractors. Therefore, I will definitely study intensively.

I consider it decidedly more efficient if you leave the tendering topic to your architect. You can also familiarize yourself with it using the forum search keywords Einzelvergabe / Eigenvergabe, Gerddieter, and of course Hausbau-Fahrplan.

Then please do not only look at the initial price, but at the final result after client duties and sample selections. No. Especially for someone like you it is particularly uninteresting. You want to carry out many tasks yourself. Such companies are precisely not suitable for that.

As a client, you always have control over the sampling - except for the electrical system. It was a suggestion because Town & Country simply builds affordable houses - also with correspondingly simple, cost-effective equipment. However, it has the advantage that you don't even get to see the high-end selection.
