I would like to fulfill the dream of owning my own home and hope that some experts or experienced people here can give me their assessment.
My current status:
[*]The plot of land (800m²) has already been purchased and will be fully paid off soon. Its value is currently probably around €105/m², so presumably about €84,000.
It is also fully developed.
[*]This plot is my equity.
[*]Additionally, I have a financial buffer of €20,000.
[*]After consulting with a construction company, the shell construction will probably cost around €160,000 (written offer coming soon).
[*]My bank has promised me financing of €350,000.
[*]Total budget therefore about €450,000.
[*]Desired size is 140m² living space, maybe additionally a garage with expandable space in the attic and a door to the upper floor to create storage space and further options for later.
I no longer expect to include a cellar for cost reasons.
Now to my question: Is this budget sufficient to build a single-family house? I am aware that, in addition to the shell construction, many other costs will come up (interior finishing, electrics, heating, plumbing, outdoor facilities, etc.). I have already started a cost calculation here but do not yet have all the offers.
Does anyone have similar experiences or can estimate whether my budget is enough for a solid single-family home with usual standards? Where could unexpected costs arise?
Is there perhaps someone here who has recently realized something similar?
