Normally, the finishing packages are included – so turnkey, if you have installed everything yourself (the finishing packages inside).

Good day,

I am from the company MHW Haas Wohnbau and happened to come across this message.

We have a catchment area of about 1 to 1.5 hours driving time around Heßdorf near Erlangen.
(I have not read everything and do not know exactly where you want to build. For the sake of argument, let’s assume you are within our reach.)

We can offer you a solid, turnkey single-family house (exemplary with sloping roof) with 135m² living space currently (as of 03.03.25) for €324,900. This would be our house Trento. The net living area here is almost 150m². (The numerical differences result from different calculation methods. The almost 150m² corresponds to the “known” “usable area.”)

This includes the earthworks from a flat plot, the foundation and the floor slab, as well as the turnkey house. Only the floor coverings and the wall paint are missing, whereas bathroom and guest WC are completely tiled and furnished.

For cost reasons, individual trades can also be omitted and completed by yourself, if this is of interest.

From your introduction, I make two assumptions: 1.: You are still quite young (parents help) 2.: You have no own family (I haven't read anything about that). If I were single and young, I would turn to a modular construction provider who specializes in serial building. This way, a concept could be developed where the house is always as big as one currently needs, instead of exhausting oneself by building "in advance" for an unknown future life situation. In parallel, I would look for innovation funding pots or reference customer agreements.

Why not Meran?

Yes, it would make sense if the questioners mentioned their construction sites.

In the specific case, I see no advantage in serial construction, and a modular house is a long-dead harebrained idea from spatial planning reformers that resurfaces about four times per Halley cycle. The concept has never been able to establish itself in any of its previous attempts, and I see no reason why this will change in future rounds.

In principle, everything is possible, you save around 5,000 there, but it is still somewhat smaller.

He should just take a look at all the houses, you can always adjust the size and customize everything anyway.
