I wouldn’t put wallpaper and so on into the buffer; that definitely has to be paid for! Bathrooms and hallway tiles can quickly cost around €10,000. Then the buffer for truly unforeseen expenses is already gone. The internal development is far too low depending on the city. Water/electricity cost us €5k and gas would probably cost about the same again. And look closely at the equipment; if, for example, you need a lot more sockets, satellite cables, network cables, etc., you can already firmly plan the additional costs in many places. Add a sanitary selection with "small things" like double washbasins and the buffers are gone.

thanks - I will record the item wallpaper and floors separately and increase the estimate for the internal development. I believe I found the costs here in the topic [Liste der Baunebenkosten], but it seems there really is a wide range.

I almost suspect that you want to buy a little house from the company Da**ood. For 135k you only get the house. The company charges everything that is otherwise included in the price by reputable companies separately. For example, here you have to pay for the transport of the house separately (about €2,000). The construction site toilet, which you also have to pay for separately, is certainly still the cheapest item on your list.

I once inquired at Da**ood as well. The nice lady roughly named all the additional items, and thus the house was not much cheaper than one from a reputable provider.

No, I haven't decided on a provider at all yet, but Da**ood is not at the top of my list either. I am well aware that additional things will be added and that the price is not meant for immediate move-in.

At the moment, I favor Allkauf Haus (where the interior finishing will be done by myself) and Town & Country. You can only really compare both providers seriously when you have each configured similar houses with similar equipment. I haven't even mentioned the extras during the sample selection yet - but those can't really be specified in advance anyway and you have to include a lump sum sample selection buffer.

We have also worked with one of the providers you favor, so I can tell you that even with your own effort you will very likely exceed the 135,000 euros.

That is clear to me, which is why I added a buffer of 25% (previously 20%) to the purchase price to roughly reach the actual house price.

So 135,000 + 25% = calculated house price of 168,750 euros
